      ****************************** in *********, ********** just installed a latch system. They did not do their due diligence with this, did not ask for tenant buy in and since they have put this in kids and adults have been accidentally locking themselves out. They will not provide a fob nor physical key despite having been told by the installer that we could, you have to have an app which is slow. You cannot pick your door code nor disable the autolock feature. In order to get a fob it has to be medical necessity and they get to decide what that means, seems like a hippa violation right there. There is no thought to what if it is an emergency and you need to get in right away or your phone is dead and you cannot remember the complex code? There have been numerous lawsuits against this system and they have won when suing the management company. As a **** survivor this system causes me immense anxiety because the time it takes to get into your place is far too long especially in emergency.

      I am writing to file a formal complaint against AvalonBay Communities for their unfair and unethical practice of charging me rent for an apartment that has already been re-rented to another tenant.I terminated my lease and vacated the apartment on October 12, 2024, following AvalonBay's procedures for early termination. However, despite the apartment being re-rented to a new tenant, AvalonBay Communities has continued to charge me rent for the unit. This means the company is now collecting rent from both myself and the new tenant for the same apartment, which is unacceptable and a clear violation of fair business practices.I have reached out to AvalonBay Communities to address this issue but have not received an adequate response or resolution. This situation has caused unnecessary financial strain and frustration. I am requesting the BBB to assist in holding AvalonBay accountable for this practice and ensure that I am refunded the rent I have unjustly been charged since the new tenant took over the lease.I appreciate your attention to this matter and look forward to your assistance in resolving it.

      My experience with AvalonBay Communities has been nothing short of frustrating and disappointing. Upon moving out of my apartment at *****************************, I received an outrageous charge of $1,052.18 for "damages" that I firmly believe were unfounded. I left the apartment in pristine condition, even hiring a professional carpet cleaning service to ensure everything was perfect. I documented the entire move-out process with photos and videos, all of which clearly show that the unit was left spotless.When I contacted ******* customer service for clarity and requested proof of the damages, I was given an unusable link in a letter, which required login credentials and provided no actual evidence. I was further told ** have to wait up to 10 business days to receive the photos by emaila delay that feels unreasonable and unprofessional.After disputing the charge, I received a call from a representative threatening to send my account to collections, jeopardizing my credit score unless I paid immediately. Feeling cornered, I paid the amount, but I am appalled by the predatory tactics used to enforce these unjust charges.Renters, beware: this company appears to nickel-and-dime tenants upon move-out, imposing steep charges without valid justification or transparency. I would never rent with AvalonBay Communities again and strongly caution others to think twice before signing a lease with them.

      I had to get a restraining order on one of their maintenance workers, yet the complex is actively trying to disrupt justice.Despite my efforts to ensure a fair and thorough investigation, I am concerned that my situation is not being handled justly due to potential bias or influence within the organization I am addressing.I recently reported serious misconduct by an employee at ****************. Although I requested a comprehensive investigation, I am deeply troubled that none has been conducted to the extent necessary to ensure my protection. To support my claims, I filed a police report and obtained a temporary restraining order against this individual. I also felt compelled to invoke my Second Amendment right due to my fears. Our court date is scheduled for November 4, as I pursue further legal action to safeguard myself and my family.

      The company is discriminating against handicapped residents by allowing walkways to front doors to be blocked by parked cars, and in violation of lease terms, and state fire code. There are problems with door locks across the entire property as their own maintenance workers had said, and witnessed. Parts keeps being replaced (three times in three years) with the door lock instead of replacing the old one as they had pledged to do. It took years to fix the leaking roof (twice this year with the leak always in the same spot,) 8 years to fix the heat that kept breaking down every winter (perhaps the neighbors flooded apartments was a result,) a rodent infestation next door with a wall torn out, and no inspection of neighboring apts. The *************** did not sound happy to hear a neighbor used a grill on their balcony, and no staff member had bothered to notice. And so many other serious problems. The company would rather waste money by waiting for disasters to happen instead of taking lest costly preventative measures.

      Unfair Billing and Service Issues with AvalonBay Communities, Inc.I created an account on ******************** website in the evening of 7/04/24, and within 24 h, on 7/05/24, I decided to cancel my account before we even started applying to AvalonBay Communities, Inc., located at ********************************, due to the following issues:1. Lack of Communication and Responsiveness: Despite multiple emails, phone calls, and in-person visits, I received little to no response.2. Failure to Process Refund: A leasing office representative assured me that the guarantor's payment would be refunded, but this action was never completed.3. Charging for ********** Services: I requested to delete my personal data within a short time frame and before submitting any documentation. Charging me for services not rendered, especially after a prompt cancellation request, is both unfair and illegal.4. Inadequate Support and Assistance: The lack of support and difficulty in contacting relevant personnel led to an extremely unsatisfactory experience.5. Miscommunication or Mismanagement: There is a clear disconnect between what was promised (cancellation and refund) and what was actually done, indicating poor management.As a consumer, I have a right to fair treatment, clear communication, and accurate billing. AvalonBay, failed to meet these standards. Their actions were not only unfair to me but also illegal, as they charged me for services I did not receive after canceling my account within 24h of creating it.Thank you for your prompt attention to this serious issue.Sincerely,Galikhan D and ****************

      Terrible, lazy and ineffective maintenance and customer service. Go elsewhere if you can; this place has degraded terribly over the years and your money's better spent elsewhere.

      We lived at ************************ for over four years and the rent was raised over $500 in that short time period. The apartment was falling apart including water damage, air conditioning that didn't work, cracks in the walls, and holes in the floors from bad construction. Their customer service is terrible. All they care about is money and recycling tenant. Run farrr away!!!

      They don't even read these reviews, so why do we bother? I just had a 17% annual increase in my rent. That is the HIGHEST in the NATION for a one year period in 2024. Yes you heard me correctly, In ******, **********, apartments have recorded a 13% rent increase as of March 2024. I just received 17% DESPITE I showed them 4 comps showing substantially less. The Virginia Renewals desk is operated by AI.

      My husband and I lived at **************** for 2 years. While living there, we had no issues, until we were moving out.At move in, we paid $500 deposit ($300 refundable) and then an additional fully refundable $500 deposit when we got a dog. Despite scrubbing the place clean, they not only didn't refund our deposit, they said we owed an additional $800+ to replace the entire carpet. We lived there for 2 years and only had the dog there for 8m before moving out and somehow the entire carpet was so damaged, they needed to fully replace it.There were no visible stains, our dog had no accidents in either bedroom, and the company that inspected the carpet is also the one who replaced it - which the Avalon didn't think was a conflict of interest.When we asked for proof of the damage, they sent us pictures of a different apartment. When we pointed that out, they said they weren't required to provide pictures. After much back-and-forth, they just stopped replying, and then told us if we didn't pay, they'd send us to collections. We finally paid because we didn't want to be harassed by a collections agency, but from other reviews, it sounds like these predatory move out processes have continued
