When the tenant moved into the property, the owner of the property had passed away and the lawyer who was handling the estate (also the trustee of the estate) requested that all the properties (he owned) needed to be listed for sale.  He also requested that as the sale was going on, that we had permission to rent the property as well.  When the tenant moved in, she was made aware of the property being for sale and also a For Sale sign was in the front yard.  When the property was for sale, the new owner wanted to have it rented for it was going to be an investment property and that the tenant could stay.   Upon getting closer to the closing, the new owner was able to receive a better rate of interest if it became her primary residence.  After talking  to the tenant and she agreed to vacate the property.  The security deposit was being held by us and the new potential owner requested that the security deposit be transferred to her.  The contract was with our firm and felt  it would be in the best interest of the tenant if we held the security deposit until she moved out.  After discussion with the new owner, they both agreed in writing for us to release the security deposit, which we did once the letter was received by us.  The property management agreement was transferrable with the sale.  Once we received the letter to release the security deposit, we terminated (at the request of the new owner) the property management agreement and Security deposit was transferred to the new owner.

David Stull lied to my family and I about a rental property and we ended up breaking the lease and moving out. He did not notify me of the move out inspection and claimed over $1,500 of my deposit for painting and cleaning. I advise you to not use Sterling Properties Management.
