      Oh and 12/8/23 Jeremy Smith from Smith home inspections came out to **** ******* *** **** *******, to inspect an empty house for a buyers inspection. Mr. Smith inspected a house of mine, that I was selling prior to this date and I noticed that he was very thorough. On this date, it took him about 2 hours to finished his inspection and at no time did he raise any concerns. Within the 1st few weeks i noticed a lot of very important items he missed that is totally unexplainable, except for that, he was negligent in his job role. Mr. Smith missed that the bathroom ceiling was panel board, and the house insulation had mildew on it even though he took a picture of the bathroom fan venting into the attic ( which he did put on his report). He forgot to mention the gaps under the doorway trim of the kitchen where you could see outside . He forgot to mention the basement stairs were caving in. He missed the electrical wires in the basement crawlspace that were not attached to anything on one side. He also missed that there was mold in the entire basement crawlspace wood beams . I called Mr Smith shortly after moving in to tell him of my concerns .Je felt like I was looking fore someone to point fingers at .I texted and called a few days later to see if he could come back out to reinspect the roof repair that was still leaking . To this day he has not returned my calls or texts

      Thank you for the feedback regarding your home and your complaint. I understand your frustration, but I do not understand the complaint against my company. Your home inspection report was completed and you had the report in your hand the same day of the inspection. My job is to inform you of defects pertaining to the home you are purchasing and advise of any additional contractors or professionals that you may need in repairs. 18 of the 31 defects in your report were "red" items that would have covered items in your complaint. If you would like to discuss this further, please feel free to reach out to me.  If repairs have been made to the roof and the roof is still leaking, my advise to you the day you called me was to reach back out to the contractor. If you still wish for me to come out and reinspect, please advise.

      I have reviewed the response offer made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.  For your reference, details : mr. Smith never put on his inspection the 3 electrical wires that were hanging down in the basement and on the floor not connected on one side to anything. Refer to report . There was no initial way to know if these wires were live or a hot life hazard. Definitely a neglected hazard. Mr. Smith never noted, mold in the basement or the attic above the bathroom.. This is a costly repair and hazard never mentioned . A professional inspector should be able to to see these hazards and make mention of them .  Then you add in the basement stairs made of cement to the mix of what is not mentioned on the report. As stated out before I reached out to Mr. Smith with my concerns of the roof leaking and  asked him to come back out and reinspect, he never bothered to return any of my phone calls or multiple texts and now I am at the spot where the roof is already pulled off and being replaced by another company because the contractor would not fix it. asking Mr. Smith to come back out, and reinspect was simply to acknowledge that the repair from the contractor was still not done, right.I’m not sure how 18 of the 31 defects in your report were "red" items that would have covered items in my complaint. When they were never mentioned . at this point, I have had to put out a lot of money for the repairs that I have just mentioned above that you negligently didn’t inspect and mention .At this time I would simply like a refund and to be done with your business..
