      We were referred to this company by two individuals after getting a couple of quotes from other general contractors. We were in need of a 200 sq ft addition with an ADA bathroom and ramp for our wheelchair dependent child, to accommodate her needs and be able to get her wheelchair in the house. Originally we were told verbally it could be done for under $60,000. Then we were sent an invoice in October 2023 for a retainer fee of approx $3800 with a preliminary contract of $60,000-72,000 approx. range with an absolute cap of approx $85,000. We thought it was a bit high but understood it covered any problems that may arise. The plumber and electrician came to look for their estimates, we picked mid grade materials for the designer, and received basic designs of the set up. In April 2024, we were given a final contract quoting $110,000 with the possibility of it going higher (because unforeseen problems can happen) for a 200 sq ft space and aluminum ramp. When we asked where the most significant costs were coming from, we were told electrical would cost $15,000 and painting was $2800. The other significant costs were not really made clear to us even though we asked. We simply could not move forward with such an exorbitant cost for a 200 sq ft addition. We are now out the $3800 retainer because we signed a contract which allows them to go over budget with no limitations. However, we never suspected the difference to go from $60,000 to $110,000. We signed the contract in good faith that it would stay in that range, and instead have lost that money and have not even broken ground on the project.

      I have attached the signed project development agreement. I initially though that the project could be completed for around $75,000. However, as I was assembling the bids for the project, it became clear to me that the cost was going to come in significantly higher than that. As our project development process involves multiple site visits to the home, I informed the ********** that the project was coming in higher than I thought. We spent significant amounts of time on the development of this project, getting material prices, soliciting bids from trade partners, and calculating labor prices. We engaged the services of an interior designer who made multiple trips to the *********'s home. I introduced the ********** to a TV personality who got them a spot on the air to help them with their fundraising efforts. I also gave them information on an $8,000 grant they were unaware of and made phone calls to try to get corporate sponsorships for their project. After presenting the construction contract, we agreed to look at several cost cutting measures, which we did.  I am saddened and disappointed that I was unable to get the contract completed for the price that I originally projected, but in the inflationary times we are living in, I was unable to keep up with price increases in my original projections. I sincerely apologize for this. However, the purpose of the project development agreement is to compensate us for some of the expenses that we incur in developing a project and it states the project development fee is not refundable if the final price reflected in the construction contract exceeds the initial estimated cost of construction.
