I am a current tenant of a ****************** property (I believe is also known as/or related to JHL Investments LLC based on some research and reading prior complaints) and have lived here since August 2022. I am currently having an issue with black mold inside my wall AC unit. On Sunday 8/25/24, I discovered black mold all on the inside of my wall AC unit. I immediately contacted the landlords about the mold & on Monday 8/26/24 I received two identical text messages back stating "It is the tenant's responsibility to do the air filter cleaning and other cleanings." In response, I asked for a copy of my lease to verify what was my responsibility vs. theirs, which I have been ignored about to this day. I sent numerous videos of the issue and was met with silence. On the same day, I saw the maintenance man outside, so I stopped to ask him for some advice. His response was that I needed to place a formal work order by calling or texting the "office" aka the landlords. Therefore, I went inside & requested (both text message and voicemail) a work order to have my AC unit looked at. It's now 9/18/24 as I write this and I still have yet to hear from the landlords, even after a few more attempts to contact them (via certified mail, notes in the building, etc.). I had a neighbor provide me with a copy of their lease to review, which has a "Ventilation Agreement" that states if mold is found, the tenant is to immediately inform management, & allow management to evaluate the situation, and make recommendations and/or take appropriate corrective action. Management has failed to come evaluate the situation and provide any assistance in resolving this issue. As a resolution, I would like a copy of my lease for free (I was not provided a signed copy when I moved in), and I would like my AC unit to be repaired or replaced. Also, I believe it is extremely unprofessional for a landlord to completely ignore a tenant and dismiss my efforts to try to resolve this issue.Initial Complaint

Hi there I just recently moved out of an apartment run by KSJ Investments LLC, they sent me a damages bill for natural wear and tear on their building. Everything on the bill I did not break and cleaned before I left I went a winter without heat, no laundry units worked in building as promised on my lease, the bathroom ceiling was leaking for weeks before I moved and eventually starting sinking in above me, I have proof of things not caused by me and need this dropped they refused to call me several times and refuse to discuss the matter which is very unprofessional.Business response

They did not tell the truth. Per lease agreement, they needed to hire professional cleaning company to clean up the apartment but they did not. They did nothing at all. They also did a lot of damages to the apartment. Ceiling was not leaking when we sent maintenance to check on it. It was dry. Because they worried about the damages caused by them, they just wanted to file a complaint to protect themself.Initial Complaint

I have been living at a residency since August of 2020. As of July 2021, the apartment building was sold to KSJ Investments, LLC. In the beginning when the building was first sold to this company, I did not have any issues that would have been concerning. As of recently of February 2023, I have started being harassed via text message pertaining to paying rent after I already given notice of rent payments being sent in the mail prior to the 1st of the month, with copies of money order receipts for any month that is due. As of May 2023, I submitted my 60-day notice that states I will be out of my unit as of July 2023 no later than 12pm noon. (I have not received a copy of my 60-day notice.) Since Monday, 06/20/2023 I was improperly notified that my unit would be used for a showing between 2pm-4:30pm. I advised management that I did not consent to the time of my apartment being shown. Management then contacted me via text very rudely and stated I had now choice and amongst other things. They then continued to violate my home and privacy for continuously showings on 06/22/2023 9:30am- 4pm and 06/23/2023 9:30am-12:30pm. I have asked the business for a copy of my lease, and they have advised me that I must pay them $50.00 to have my lease emailed over to me. I have looked up many tenant rights and laws for the state of WI and many violations have been in occurrence. As a resolution, I would like a copy of my lease for free, my rights as a tenant to be heard and valued and I would also like this business to respect my housing rights/ privacy as I am still a current paying tenant and have not consented to any open house scheduling's to occur within my residency for days at a time. As to guarantee my security deposit as my current unit is up to par and no damages have been made in the home.
