We lived here for 3 years and it was absolutely the worst. Just don't. Smyrna the "Property Manager" is a compulsive liar and just a miserable condescending "person". Upon moving out they tried to charge me almost $400 in bogus charges. Sent the video I made to their corporate office after cleaning and they waived all the made up charges. Also during their monthly inspections they open drawers and look through personal items. Pretty sure they were also coming and going when we were not home too. The corporate office had the nerve to reach out to me and ask for the video again to use as training material. Smyrna is untrainable and needs to be fired immediately. I reached out to the corporate office multiple times during my 3 years of living here to get them to help with the illegal actions of Smyrna and they couldn't even bother to email or call me back. My advice is RUN as fast as you can away from this place.Review from Todd H

Terrible customer service. Currently the community is being forced to 'upgrade' the HVAC equipment in each home because the builder was cheap. They are 'fixing' the problem by forcing tenants to endure a week long refit because they need to 'work on several units at once' to show that the project is moving along. So this means instead of completing each home in a few days, they are making the residents endure this for 8 days! When this was brought to management they said "too bad, deal with it!". I lived at Sprngs at **************, this is for others who are being SCAMMED out of their money when moving out. Remember these building were made in 2018, so if you see a carpet replacement on your final account statement charges, it's because carpet has a five year shelf life (your move out cost sheet also states $600 for carpet replacement for 5 year life) but they want you to pay to replace with a made up number, while they also get to claim a tax break for depreciation. 1.You receive your final account statement 2.Compare any damages you can to your lease/move-in condition form, also be aware of any labor charges they try and charge you, they can only charge for DAMAGES not LABOR. 3.Send dispute letter, use a template online within 10 days of RECEIVING the letter not when they sent it, send back through FedEx with tracking. 4. Make sure they provide proof that damages were not there before you lived there (they will not do this, as all their intentions is to squeeze a few thousand out of your before you leave and hope you won't fight it). 4. They won't care about your dispute or follow anything the lease clearly states you are not liable for and say your bill will go to collections 5. Remind them if they do not return your deposit with 45 days, as this is your property, you get to sue them for double the amount of your security deposit 6. If they take the legal route, that'slgreat, IT'S ALL A SCARE TACTIC AND THEY HAVE NO PLANS OF THIS GETTING TO COURT 7. If they sue you, this is great, they will never recoup the costs they are trying to get from you with all their lawyer/court fees 8. Go to the legal assistance center and they will help you with the correct documentation for a response, everyone is so nice and helpful 9. From there, their lawyer will try and break a deal with you, at this point, the apartment made no money off their scam from you because they didn't think you would fight 10. Cut a deal or go to court to show the judge these are SCAM ARTISTS!Review from Cory S

My application was "lost" in process and it took them a month to finish approving me. They overcharged me $500 at move in and the employee who worked on my application didn't upload a single shred of my information that I sent in. They did not actually refund the overcharge, they credited my account for the next month's rent instead, meaning they held onto my money for 18 days. I was assured of a $500 rebate to be paid 30 days after move in but it wasn't paid. When I emailed about it I was told that I didn't qualify and I had to dig through my correspondence to find the proof that it was offered. It took them an extra two weeks to finally pay out. Aside from that this company uses Realpage, which is being sued by the federal government for price fixing.Review from Temika K

During the time I was a resident everyone was cordial. At the time my contract ended, and I gave them the notice I was going to move out (which you have to give a 60-day notice, or you are charged) I was told that I had to pay $350 for someone to come and clean the apartment. I was like ok that is no problem. I came into the office and handed the keys a couple days before my contract ended. The lady that was there was busy doing tours and wasn't able to help me, so she said to leave the keys and that everything was good. A week and a half later I receive the final bill and they are charging me for the carpet replacement. Apparently, there was pet urine, which I don't even have a pet. They did not send the pictures of the carpet with my final statement, but they sent the picture of an outlet that was broken. I called and said I did not see the pictures and I did not have a pet. They said they would look into it and then I received the pictures, but my carpet did not look like the one in the pictures. No guarantees that it was the carpet from my unit. I have read other reviews, and this has happened previously. Please think twice before coming here.Review from Jennifer F

I am a resident at ******* at **** ********* *******. I have lived here for two and a half years and have experienced nothing but problems. Problems I have currently deal with ****** ********* and ******* two vendors that I must engage in order to have Wi-Fi internet, TV and landline telephone. They no longer service television equipment and therefore I have to deal with *******. ******* states that there is no contract with ******* ** **** *********. I have spoken to the manager who is absolutely no help. His name is Grant **********. He does not know how to talk or communicate with other people especially the tenants in this complex. He was a replaced about 6 months ago and at first I thought it was a good replacement but it is now terrible. They're leasing agent whose name is Hillary ******* is probably the rudest person I have ever spoken to. There is not enough room to lift all of the problems I have encountered just within the last 3 months. I will stay that the police had to come to my house to take me to the hospital to get blood transfusions because they were unable to reach me by telephone. Move here if you would like to be SCAMMED out of your money when you are moving out. My family lived at the complex for about a year and a half and were scammed by the leasing office/management of this complex. These people just rob you and hate to explain themselves while doing it. Our lease was up on 9/9 but to give the proper 60 day notice we requested 9/16 expecting to pay the prorated rent of our unit. NOPE, these scam artists charged up a prorated amount of $4,000 and something their supposedly NEW monthly price for our unit. Also, on top of that when moving out our apartment looked great, everything had been cleaned! Our cleaning lady had come and cleaned everything prior and we went back behind and picked up and recleaned small areas if needed before leaving because of course we paid a deposit and you have to clean in order to get your deposit refunded to you. Well these SCAMMERS decided that it was okay to charge us a cleaning fee talking about how they had to clean up the apartment. NO not at all so I sent video proof that the entire apartment was clean and then they decided to say it's included in the lease that the deposit goes towards the cleaning fee and that if we hired a cleaning service we have to send a receipt to them. Well my husband thankfully kept a copy of our lease and nowhere in our lease does it say that they just want to keep all our money and overcharge for everything! Also, when we went to the office the assistant manager admitted that it wasn’t in our lease “but should have been”. If its not in our lease and the apartment is cleaned you have to abide by the lease that we signed, not this made up lease you have. They are exactly what I said SCAM ARTIST will never rent with any apartment associated with them again.Continental Properties Company, Inc. Response

I currently rent at Avanterra at ************** and the moment I moved in here I experienced racism from the property owner *****. She has stalked and picked on me since I moved in. Im a landlord myself and when I tell you this is unacceptable she comes off like she so friendly but she definitely not! Her husband stays up at the leasing office youll think he lives there but yet she complain about company I had well she thought I had it was really my 17 year old black son. I was the third person to move in these house and I was excited but my experience here brought me anxiety I never dealt with racism. After selling my home in the city I really thought moving to the suburbs would be a better experience until I buy again but living here I wouldnt recommendContinental Properties Company, Inc. Springs, *********. I cannot wait for this sentence (LEASE) to end! No-one should be forced to live in these conditions & pay the ever increasing monthly rent w/o merit. I've leased over 20 truly luxury properties all well known developers. This is not one of them. If you'd define a HOSTEL as luxurious - this is the place to be! Luxury: noun ; state of great comfort & extravagant living...Low End end cheap appliances never worked from day 1, Bath fitter small cheap tub setup. No amenities, small garage with old stationary bikes and some old free weights...Smart Home Apt System Cannot Be Used (no-one knows how to set up!! What am I paying for? Can't use doorbell camera or keyless entry - no-one knows how to setup!! You will notice rent increasing in $50 increments until one day you're paying $150 over what you were quoted. They. will gang up on you, refuse to discuss and will retaliate. Management is new monthly, I have an idea why. The latest "Manager" is perfect, she triple bills fees (prob makes a mint in monthly bonus) is condescending, rude and lacks professionalism and people skills but I'm sure she recovers any concessions given out with the fraudulent billing. Run like dictatorship.9 months later - nothing repaired, refund not given for **************** in former residents name foe over 2 weeks - took office that long to call provider and setup my account! What protection do I have with a lease? None. they can do whatever they feel like and they do here. AVOID at all costs! Too many options in area to choose from.
