I am reaching out regarding a frustrating delay and lack of response concerning an escrow refund check I was supposed to receive in 2022 but never did. After receiving a letter from ******** with instructions to request a reissued check, I completed the required form and mailed it certified, which they confirmed was received on August 27, 2024. The letter stated that the reissue process takes 6 to 8 weeks from the receipt of this information, with no expedited service available. While I fully understand this timeline, what has transpired since then has been unacceptable.On September 10, 2024, I emailed Escrow Refund, LC, to verify receipt of my documents and received confirmation two days later that they had indeed received them. They also reiterated that the high volume of requests meant they could not expedite the process, which I appreciated. However, despite numerous follow-up emails from me since then (12 in total), I have received only three responses, the last of which was on September 26, 2024. That response stated, Your check is in processing and will be mailed out soon. Yet as of today, November 12, 2024, I have received no further updates, and my last six follow-up emails have gone unanswered.Additionally, I reached out to my mortgage provider, who contacted the same department on my behalf. However, after several days, they received the same generic response: We are currently experiencing high volume and are working as quickly as possible to reissue the ********* this point, I am deeply concerned with the lack of transparency, communication, and timeliness regarding this refund. I have exercised patience throughout the process, yet the continuous delays and lack of responses are frustrating, particularly given that this issue began in 2022. I hope the BBB can assist in resolving this matter, as I have exhausted all direct avenues of communication without a satisfactory result.Sincerely,Lakeview Loan Servicing, LLC Response

****************. Husband submitted SCRA when he enlisted when he was discharged at 100% P&T disabled through the VA, they refused to do any type of loan modification due to his credit score then it changed to his income. Whole company is disorganized when you call, someone tells us that the foreclosure would have a new date, another says it won't. It just seems they rather see you on the street than work with you even if you can afford your mortgage. This company should not even exist with how horrible and rude the customer service and their practices are, if I could give something less than 1 star I would.Lakeview Loan Servicing, LLC Response

My father bought a house through this companys VA program. He recently died and Im so upset that they denied my No Admin Necessary petition to takeover the property as the rightful heir. I am on the deed for the property so it makes absolutely no sense. Now I cannot pay the mortgage because I have to fight through the courts to access my fathers accounts. They denied my petition without doing any research just to give themselves more time. I wonder if they considered how the mortgage would be paid in making that thoughtless decision. I will be pursuing legal action against this company for their carelessness and neglect.Lakeview Loan Servicing, LLC Response

I would not recommend ******** loan services to no one. They put us through h*** They pre-qualified as preapproved as everything. We went to look for a house. We found one. They said my husband had to have a job there. We agreed on two pay checks to prove that he was working. so he had to quit and give notice to his job in ********. To go to *****************, ***** to work. They waited one week before we were supposed to close and they would not finalize the loan. We lost our ******* money. I had to pay for an appraisal. I had to pay for an inspection. And we lost all that money so my next step is I will be taking Lake Vew loan services to court. If they do not pay us our money back. They took their sweet time on everything. And they had the contract and everything they knew what the deadline was. So please , stay away from ******** loan services. Bad company I used to have my home in ******* finance through them because they bought my lone from ********. And this is the way they treat a returning customer. So if they would treat us this way, they will treat anybody this way. So again stay away from ******** loan services.Review from Deborah P

NIGHTMARE COMPANY INCOMPETENCE IS OVERWHELMING I would leave a -5 stars if possible.This has never happened to us in 40 years of having a mortgage servicing company.The incompetency and immediate lack of accountability is outstanding. The misinformation they put forth should be considered illegal. Starting in July for my homeowners due in August.Never responding to my HO ins company.Many attempts by us and our ins co..proof of fax in August providing all information needed to Lakeview..still HOwners ins not paid.Complaint filed through BBB is Sept Followed by email contact daily to resolve issuemet with form response They still didnt pay Now OCT deadline for a August policy we had to pay ourselves to avoid cancellation of our homeowners.They finally contacted us days after BBB complaint filed, denying any contact from our HO ins co.I have fax confirmation, phone records and chat windows to proof differently Now Oct 11 all money is where is should be, policy in tact.If the law allowed I would kick this incompetent company in the *********** can only switch by refinancing and then no guarantee you dont wind up with the same awful servicing company.Thats how they get you though now isnt it?Keep all records when dealing with this company, they are a nightmareLakeview Loan Servicing, LLC Response

My Service Mac loan was sold to Lakeview late last year. Ever since then, it has been impossible to log into their systems, reset passwords, or do anything for my loan because I can't access it online. I opted for paperless notifications and statements, which means I basically can do nothing. I'm reading all the reviews here and the general response is "sorry, not our problem." My old mortgage company sold my mortgage to these people while I was settling an insurance claim with my homeowners' insurance. it has been terrible. I sent the check to them for their signature, but they lost the check! Unbelievable. They did the final inspection to make sure they could sign off on the check. They have the correct amount of the check but somehow they lost the check and no one called to say anything. I called to ask about the check because I was told the check would be on its way as everything was approved. Today I called to see what the delay was and I was told they didn't have the check. I cussed the lady out, that was rude of me. But I have been trying to get a signature on a check since April! It's September. I'm getting letters from the restoration company like some kind of fraud. I feel like I'm catching it from everyone because of this terrible customer Service. I wish they had left my mortgage at my old lender. Sounds like I am not the only person whose escrow account they emptied out and increased the mortage to cover the shortage. I have been calling for 5 months and bless the patient people who take my calls but dont have the authority to help me. I have been told management (****** *******) that he will fix the shortages however he has since proceeded to dodge my calls. He wont even get on the phone but rather has his staff tell me he will call me back. Horrible! I want the money placed back in my account, my portage payment corrected and the additional money I have been paying every month paid and/or credited to my account. I am reporting this rip off company to the ************************ on Monday. They will not contact you and just like everyone else on here they increased my escrow by $440 a month.
