This company is a SCAM. Do not be fooled. They are everything that is wrong with Property management. They put you in contact with a PM to make you think that you will have access to them, but once the papers are signed you never hear from them again and can not reach them. You call or email to a voicemail and automated responses. My tenants (who GJ placed) did not pay rent on time after one month. Once I requested eviction be filed, I was lied to and said it was done. Months went by with no responses. After falling behind on 3 months rent I was finally told that an eviction was filed, even after the same email string shows they said it had been done months before. I switched property managers at this time and then was hit with a $1000+ bill for "court eviction fee" and "legal fees". I understand I owe them funds, but this was just blatant ridiculousness. My new property manager charged $385 to evict the same tenants that Great Jones never evicted. Do not waist your time with this company and save yourself the headaches. It's a shame that Roofstock hadn't bought them earlier, I would have thought they would do the right thing.

We are very sorry to hear about the communication issues you faced while you were one of our customers. This is an item that we are doing a complete overhaul on and changing the way we communicate with property owners in the very near future. The eviction you referenced was originally filed in February per your request. The tenant made payments in March, but was refiled on in May once they failed to complete their payment plan. Any invoices received for this service were charged directly to you with no increase in price and are available to view on your owner portal.

Thanks for the response and yes it is clear that the company is starting to take a turn for the better on communication. However, Nothing was filed from what I can see in February. That is is the issue. The court records do not show any filing until May25th. Very easy to find Also, I contacted the eviction service you use (from the invoice you reference), and they said first contact for eviction was May 13th. You say they made payments in March. First, they did not pay their full balance owed so the eviction should have continued if filed. Also, if it was filed with the court, it's my understanding that they would have made payments through the court. Nothing was filed, the PM put them on a payment plan, and they made a few payments towards their 3 month delinquent balance, and so the PM never filed the eviction. It's clear as day what happened. Now it is almost November and I'm still trying to evict the same tenants.I check the invoices you speak of above, First - there is a $150 charge for a broken window that ISN'T EVEN MY PROPERTY. My property is in FL and the charge is for a home in GA!!!!!!! I mentioned this to your customer service reps and still have not received an updated invoice. Last but certainly not least, I spoke with multiple people from the eviction service company you use and asked why the charges were so high compared to my current property manager. The company is using the WRONG FEE! Your PM didn't even check it and just passed the fee on to me the customer. Tenant evictions in LEE County cost $185 (quick county website search). The company YOU USE is charging you (and then you charge me) $400 instead of $185. $400 is the cost of Certain civil actions for LEE county, not the tenant eviction fee. Ten they add their premiums and additional fees etc.... and again, I can show all the emails where none of this was communicated to me, especially the part where I asked how much it would cost and I got crickets.

After speaking with our evictions department, I did determine that the case from March was canceled after the tenant committed to a payment plan. The invoice you received was from the May filing. Please note that as these cases are filed by an attorney, there is an attorney fee applied as well in addition to the fee charged by the court.

We are working to correct the invoice charged to your account for the window replacement. I'm very sorry for the mistake, and should have this charge removed shortly.
