In January 2023, my adult daughter moved in to an apartment at Veranda at Westchase. My wife and I helped her move and we all witnessed cockroaches everywhere in the apartment. Despite having no where else to live in ***** and a full cargo trailer, she couldn't move it. We booked a nearby hotel for the first few nights, then arranged for her to stay at our house 2 hours away. Supposedly, the notice to the landlord and request for pest control resolved the problem, so she moved in a month later. For the next several months she endured cockroaches EVERYWHERE for several months. It affected her ability to buy, cook, and store food. It affected her physical and mental health. It affected her ability to work. She contacted the landlord's onsite manager numerous times, which they responded to with empty promises and little action. Through February to June, she had no choice but to endure it. By mid-June, we all gave up and moved her belongings out in hopes of resolving the lack of "pest control" issue in a manner that couldn't blame her. We put in more requests for pest control. When she returned several weeks later, there were still cockroaches EVERYWHERE- even in an empty apartment. By July, she was so distressed that she moved out permanently. If the apartment management would have gone into the property, they would have seen that it was empty. By July 24th, she turned in the keys, because it was clear she could never move back in. Afterwards, the management sent a letter stating that they would not take control of the apartment for their own benefit, which is to say they won't try to re-rent it and they want to charge her $2,666 for two months rent, because she was forced to vacate. The lease is clear about their responsibilities, which they failed to abide by. We simply want them to go away and stop threatening to make her pay the $2,666 for a cockroach infested apartment, which she could not live it.Initial Complaint

I cannot begin to express how it was the one of the worst decisions I ever made moving in these apartments. I read the reviews and did not due my due diligence due to being in a hurry to find a place during the start of the pandemic. I have had nothing but problems since I moved here. Everything everyone has said is the absolute truth. I've looked back at reviews from over a year ago and nothing has been changed. Maintenance is horrible, and you will call and go into the office several times before they come out to fix an issue. They have a huge bug and rodent issue due to how disgusting and nasty they leave the inside of the buildings and the trash area. I have lived here for three years and inside of my building has only been cleaned twice. I have a leak in my ceiling down to the wall behind my nightstand that happened months ago. They came out to inspect, and never returned. Now my kitchen ceiling is leaking. I had to call and message the property management email just to get them to fix my dryer after it was out and I kept getting the run around on when they would fix it. The maintenance guy went to another apartment and brought back a k*** to replace the one in my apartment, and now the dryer has a burning smell when I dry my clothes.The trash compactor area is always overfilled with trash because the compactor doesn't work and people come and sit there trash out because there no nowhere else to put it. They have employees who live in the buildings and are disgusting as well. One the the employees who works in the office left her trash can open with two bags of trash for three days leaking rotten liquid that smells out from the can in the building hallway in front of her apartment door and never cleaned it. These are people who work here and could care less about the cleanliness of their own area, so why would they care about the other areas of the property?You can hear everything your neighbors say and do because the walls are so thin. I paid $50 for application fee for rental and $150 for admin. I was not approved so I requested my $150 back, I was told no. This is crazy, why can't I get my ,$150 back after I'm not even moving in. I understand $50 application fee is non refundable but the other is unacceptable. You didn't say anything about $150 non refundable on website or in the phone. I need a refund immediately. I don't have money to just give away.Business response

It start with the complex not being taken care when I moved in I had to completely bomb the apt because there were roaches everywhere the place wasn't clean and I had no water to use for 2 days straight and than I still have damages that was done due to a water heater broken from the third floor that flooded through to my floor than I was 20 dollars short paying rent which I went to go fix but it already hit my account in which I went to go talk to MARILYN GUZMAN about it but she didn't want to talk to me but told the other receptions that she would take it off a whole month went by I get a letter on my door stating that I was 125 in the whole but the whole time I thought it was taken down and when I did finally get a chance to talk to MARILYN she look me in my eyes an says she doesn't recall have that conversation with receptionist she said she would talk with her about having that conversation but still NOTHING NOW this month I was late which is on me I take full responsibility but I get a letter on the door saying I owe 934 when In Reality I owe 584 because I paid partial this lady is unprofessional and making these beautiful apartments look completely TERRIBLEBusiness response

I moved in to Veranda at Westchase Apartments in September of 2021. I never received my mail key to my mail box. The office staff told me they would get me a mail. Once I got a mail key from them a few months later, the key didn't work to my #*** mailbox which is the number to my apartment unit. I took the key to the office last week and told them the mail key didn't work. The office employee told me that my mailbox number was #***, not #*** even though #*** was the number to my apartment unit. I've been waiting on specific mail to be delivered since September 2021. When I used the key to the #*** mailbox, none of my mail was in it from September through December except an advertisement card addressed to me. I called the post office to verify how the mail man distributes the mail to my apartment complex. The customer service rep from the post office said the mailbox number is the same as the apartment unit number. I don't have the correct key to mailbox #*** which should be my mailbox. I've called numerous times to the office and no one answers. I am not able to access my mail from the correct mailbox number. I am frustrated with the staff that works in the office. No one in the office knows what is going on. I need this issue fixed ASAP.Business response

I have lived at this apartment complex for a year and dealt with mismanagement, bugs, and a lack of resolution to many issues. The final straw is this complex failed to collect the appropriate amount of rent due and instead overcharged my account. This place should be shut down.Business response
