      We have been dealing with an issue on the roof of our apartment bedroom on and off for over a year. When it rains, it leaks right onto our bed. Since hurricane ******, the issue has gotten the worst it has ever been. Our ceiling now has cracks. Nobody has gone into the attic area between our ceiling and the actual building roof to take care of any of the water sitting there. It has rained 3 other times since the hurricane meaning 3 more times that our things have been damaged and no resolution to this problem. I asked to move to a different apartment and nothing. At this point there's probably mold as well. The ceiling looks like it could cave at any moment and our complex hasn't not even bothered to send a property manager to come access the situation. We keep getting the run around with, we're working on a solution but they haven't bothered to at least put a tarp on the roof to help any. This morning at 2am, we were woken up to getting rained on and now instead of the leak coming from the usual place, it is now leaking in 6 different places on our ceiling.

      The agent told me the Unit I was leasing was on the 1st floor. After applying I discovered the unit is on the Terrace level. I was very upset and texted, emailed. The agent responded to me the next morning and apologized for the miscommunication and told me that all of my fees would be returned to me. I also have an email stating this. Afterwards I got an email stating my $300 fees would not be returned to me. The property agreed they would send my $200 back for admin fees but not the $100 application fee. I WOULD NEVER APPLIED FOR A TERRACE UNIT! The agent sent me 2 pics, but Im not familiar with the property. Why would I think it wasnt on the first floor. That is what the agent stated. She never stated anywhere that by the way this Unit is on the Terrace level. When we were going through the initial process she asked me about Terrace level and I said firmly absolutely not! We even talked about how I need bright light for my mental health and she agreed and said that she did also. I have included Emmas email saying all of my fees would be returned. I also spoke with her on the phone and she reiterated that my fees would be returned. I can also share the text and emails I sent to everyone as soon as I saw this Unit was on the Terrace level. This has caused me severe distress. When moving is already very stressful.

      My name is Markeo *******. The purpose of this email is to inform the leadership of Cortland that my daughter ****** ******* and I have been experiencing months of poor air quality in the hallways of my apartment home. I currently reside at Cortland **************** ***************************************************************While I understand there have been lengthy renovations at this property, I feel compelled to let you all know that this has been my experience for months. There is a clear presence of mold. There are also other contaminants that we are breathing in daily that is not healthy or safe. I have had a conversation with the property manager in the past about this issue, but it still seems to be something that will persist for some time. I feel these conditions have contributed to my allergies, causing chronic sinusitis and headaches and have also affected my childs allergies.Walking down my hallway throughout the 6th floor there is a strong odor of mold and you can even visibly see an active leak in parts of the ceiling, there is also a strange beam of heat emitting from the tiles above, and I have no clue what is causing that, yet it is still concerning. It doesnt give me any pleasure to say these things because I get along so well the team here, however, this has gone on for far too long, I cant continue to ignore it. This is now not only a quality of living issue, it is a health concern for me as well.

      I was a previous renter here who decided to terminate my lease after 4 months after living under miserable conditions in the unit and the landlord refusing to assist. We paid 2788 early termination fee to leave this place and move out on August 10th 2024. Our early lease termination contract date was September 11. Which meant we moved out a month early after paying all our obligations to this company. It is now October 12, more than a month since the contract officially terminated and we still haven't received our security deposit from this place. September 3rd they sent an email with the final statement and the amount to be credited to us. We have sent reminder emails to the office who claim they put in a ticket and still no resolution. There doesn't seem to be any urgency to handle this serious matter. You would think they violating federal law would be a catalyst to resolve this matter.

      I moved out of the Cortland ************* on April 13, 2024. The apartment was left in good condition. According to Virginia state law, I should receive my security deposit within 45 days. I am well past that time period. I have contacted the property more than 5 times to request my deposit and I still have not received my money. I have not received an itemized bill nor has anyone attempted to send me my money back. They have my new address in the system but the have not taken the necessary steps to return my funds. This is a breach of contract.

      We paid $230.18 to the Cortland ************ community on April 17, 2024. They told us on April 26th, and then reissued on June 5th. Below is our original complaint:We toured this complex in April 2024 as a lease transfer from a different Cortland community. We were pretty sure wed enjoy the complex, so we applied prior to touring because it was kind of out of our way. We had the peace of mind knowing that the application and admin fees would be waived as part of their lease transfer conditions. Upon touring, we ultimately changed our minds because of the semi trucks parked all along the road outside of the complex, as well as the other vehicles with homeless people sleeping in them. We also saw some graffiti inside the complex. This kind of turned us off of the complex because we already had car damages from our other complex, which was in a much nicer area. We told the office we changed our mind and asked to cancel our application. On April 19th, we were told wed receive a full refund for our paid application and admin fees. I followed up on June, and was told on June 5th that the refund was process again. It is now September, and after over 4 phone calls and being told a manager will call me back, we have yet to receive our refund check, or said phone call from a manager. I know this is an issue with this complex because our previous Cortland community had refunded our security deposit in less than a month. Kind of disappointing when we pay over $2000 a month in rent to Cortland and they cant even keep their word to pay us our $200 back.

      On February 13, 2024, I requested pest control services from the leasing office to address a German cockroach infestation in my unit. The leasing office informed me that I would need to pay $150 to the pest control company for their service. After completing the treatment, the pest control company submitted a report indicating that hundreds of German cockroaches were found in the unit and noted that the responsibility for this issue lies with the property management company.However, after the pest control service, the leasing office requested that I pay for a new refrigerator, amounting to $1,101.85, because they suspected that the cockroaches were living in the old fridge. They argued that I should bear the full cost because I had not reported the infestation earlier. The leasing office has refused to share any responsibility for the situation.I have been paying a monthly pest control fee to the leasing office, and it is their responsibility to ensure that the apartment remains pest-free. Additionally, since my apartment is on the third floor of a four-story building, it seems implausible that German cockroaches were exclusively present in my fridge without affecting other areas. The property management has not taken preventive measures despite my regular payments for pest control services.In light of these circumstances, I believe it is unfair for me to bear the full cost of the new refrigerator, given that the responsibility for the pest infestation lies with the property management company. I have consistently paid for pest control services, which should have ensured a pest-free environment. The situation reflects a failure on the part of the property management to address and prevent the issue despite my ongoing payments. I respectfully request a review of this situation and seek a fair resolution, which may include covering the cost of the refrigerator or other appropriate compensation.

      My roomate and I moved into the Cortland apartments in February of 2023, at which time the apartment was filthy and the tubs needed to be resurfaced. My roommates tub was rusting and gross at the beginning of our move in. My roommate had put in several maintenance requests regarding the tubs needing to be resurfaced, but maintenance refused to do these requests. In regards to the wall paint, when we asked about the painting of the apartment the maintenance worker said that the complex was changing the paint in all the units and they didnt even have the old paint that was in our unit anymore. When we asked him if we would be charged for paint he said no because they are upgrading all the units with new paint and new carpet which I did remember other move outs having their carpets completely removed as well. My roommate and I moved out and cleaned everything and even gave our keys a day early from the original move out day. A couple of week later we received a bill for ******. When we looked at the damages they charged us for the full paint of the apartment as well as the carpet replacement and stated that there was an Odor. We never had smell in our apartment and my roommate owns a shampooer that she would use once a year on the carpets. Also they charged us for the acid wash of the tubs which were an issue from day one and we had put in several complaints as shown from the screenshots attached. It seems this apartment is using its residents to upgrade their apartments and blaming it on resident damage to help offset overhead. I have never had any apartment complex not only take all of my deposit but also on top of that charge me an obscene amount for upgrades for the next resident. I believe this was an unethical business practice that needs to be corrected immediately. If a complex wishes to upgrade that should not be on the previous resident to fund their expenses.

      The apartments are unkept, infested with bugs, I am told the apartment will not be treated this time for a week although bugs crawl on me in bed. My dishwasher does not work The washing machine does not work There is a plumbing dripping sound coming from the utility closet Their is rotting wood on the windows
