Thw day I move in to this apartments the ** broke, they were fast and fix it. Then yhe dishwasher wasn't working for almost 2 months. I didn't get any credit. They charge me the same amount of rent. Now I let them know 60 days ago that I was moving out of the property, and the elevator is not working. I ask them to credit me some money, because I will have to rent again a truck and Hire the guys again to move the things from the storage out. They were rude and told me they will not cover any expenses. On the 2nd I try to pay my rent and the system didn't let me do it. Just let me pay $234.00 that was the total posted on my account at the time. Today 08/07/24 I got an eviction notice ( I didn't even got a call from Cortland telling me I owe money. Seems like it is $2,010. Like I ask prior they should take care of some expenses just hiring the guys again plus the truck I pay a total amount of $690.00 and they should be able to cover this because it is not my fault that the elevator is not working and they do not give mainance to their things. I pay my rent always on time.

Moved in 2022, everything was fine , until I got robed here, someone picked a lock from my store which I rented on the same floor as my apt and robbed it . The manager didnt do anything, there are no cameras in the building except 1st floor thats why they didnt do anything. I was paying around 2300 at that time for a 2 bedroom apt. April ************************************************* the same complex , which was fine at first. I am paying 1843$ rn , which could be fine , but I have very loud upstairs neighbors, who are constantly stomping/jumping / running around during quiet hours it affects the quality of my life , I addressed this problem to a manager and I am getting ignored every time. There are no consequences for the upstairs neighbors at all. I also filled a bunch of noise complaints which are left ignored . I have a recording of every one of them with the time stamps . I would like to get out of the lease and have a piece of mind , but nope its my fault and I have to pay a fee for that.

I've been living in a Cortland community since early 2023, but the beginning of this year and forward in this community have been absolute h*** My downstairs neighbors constantly violate their lease by smoking cigarettes and marijuana inside, and it waffs up into my apartment and makes my apartment stink. I've contacted management multiple times over the course of 6 months, and they're still allowing them to live here. Also, starting October, they're forcing tenants to pay all rental payments online through the resident portal, instead of allowing us to give them checks. It's a $50 processing fee to pay rent online, so in around about way, my rent went up 50 bucks. Absolutely terrible experience!!!

I have been having issues with this apartment complex concerning German cockroaches. There is a infestation in another area around me. They have had a extermination company coming out since 2023 with no resolve. This has affected my apartment, and I am sure other neighbors. I have woken up in my bed with roaches on me. They have been in my bathrooms, kitchen, living room, in my stove, kitchen counter etc. I have complained multiple times. They have sent a exterminator to my apartment but to no avail. It is not working, which I have expressed on several occasions. The issue has gotten worse. I have complained by phone and in person. I have shown up in person and asked for manager to call, with no call back. I have spoken to people only if I call back. It seems as if they are not taking this issue serious. I get the same answer since day 1 which is "they are working on it". I have been told multiple times that I would have the exterminator coming out to my apartment weekly starting the week of 7/14/23. Of course that did not happen. When I called the office on Thursday 7/18/24 to inquire about the exterminator coming out, because it didn't look like they did, the person I spoke with stated she wasn't sure and she would have someone call me Friday, 7/19/24, to let me know if they came out or not. Of course, no one called me. So, I called them, and was told "Oh I forgot to add you to the list for weekly spraying". This is after I expressed my concerns for the 10th time that this issue was getting worse and after they told me that I would be getting weekly spraying's. This is unacceptable. Having to live with my belongings in Ziploc bags and being unable to be comfortable in my place that I pay over 1300 for is unacceptable. I then sent another message 7/20/24 letting them know it was getting worse. They responded to my message with the same excuses. I then tried to call and got blocked and sent to voicemail. There is no resolve to this issue.

My car was towed from in front of my apartment building due to the complex not updating their parking policy and notifying me. According to the last policy update, my car was parked in the correct location.

My apartment complex has done very little to help resolve a cockroach infestation. First reported on May 1st and they did not come to spray until June 18th, which they tried to charge me money for. The spraying did not work and I was left with a sea of dead roaches and still living ones. Management has barely responded and after another few weeks after the 18th I finally got them to have someone clean up. I am left with living roaches everywhere. I havent been able to live in my apartment since June 7th. I have also been dealing with leaks which are caused by the water heater leaking in the apartment next door (maintenance said). I now have mold growing on the drywall and rotting bathroom cabinets. My mental health has been awful and I have had to spend so much money on rent for an unhealthy apartment, ***** traps, cleaning, and replacing personal belongings. I have had to find somewhere else to go. Ive paid rent as I dont want to deal with an eviction but feel extremely frustrated that I havent gotten a habitable apartment in exchange. Management is terrible and does not respond in a timely manner and often lies about their records when they do respond. The department of health came and subpoenaed them to court but no real resolutions have come other than that.

I was a tenant at this company for nearly 3 years. My lease was ending 2/2/24 however I spoke with the office to request to stay until 3/1/24. My final Financial Account Statement (***) was inaccurate due to being charged until 3/2/24. I contacted the office and advised them that the *** was incorrect and one of the employees put in another request for the difference. I was only sent a check for one dollar and some change, which was incorrect. I continued reaching out to the office with less and less communication being returned until they began screening my calls. No calls or email have been returned in nearly a month with the exception of one interaction. I eventually had to go to the office and one of the office reps advised me that a check had already been distributed. I advised her that I had not received anything and I ask her to confirm that she could see that the check was not cashed. When leaving the office rep advised me that she would resend my ***. After reviewing my ***, I noticed that the correct records were not reflecting. The date had been changed to reflect the correct move date but I never received any check of the difference. All of my attempts to handle this after the *** was sent for the 2nd time have been ignored. I left a voicemail advising them that I would be contacting the BBB.

Dec 23 I was told there would be assigned parking in January. Im disabled and parking is a need for me. *** passed and I followed up in February to be told, we arent doing that and ******** (sales person who told me about parking) no longer works here After several attempts to get parking I get a lease violation stating I am harassing office staff. I was told you just want special treatment twice by the office manager *****. ********* also office staff presented me with a firm number as I was touring the complex and after speaking to them about my parking needs, we went for a more expensive apartment on the first floor and again several different occasions told me that I was in a set payment at this specific dollar amount, and after I move in, they start adding water bills and concierge charges, and all of these additional fees on top of your rent coming to a total amount of over $200 a month that I was not equipped to pay and they send me my lease repeatedly even though I tried to explain to them I was told it was all covered in the dollar amount of the lease and the way that the lease reads, will allow you to believe that your set rate was your set rate after youve signed a lease nickel to death. Ive called down to the office office sent emails and filed complaints about noise. My neighbor has a box that he plays all night long and all day long, my son has to sleep on the couch because the adjoining bedroom is right next to his and you cant even sleep because the walls are so thin and then we suffer through listening to that nonsense All day and all night and the complaints that Ive sent have gone answered last night. This tenant came over and broke my window only to have Cortland come around and say that it was my fault because I should not have beat on the wall to get the music turned down, so he came over and vandalized my apartment, and I am being considered the aggressor. There are several instances that I have tried for help. None

I'm looking into a class action lawsuit against the Cortland corporation illegally changing payments and fees through RealPage payment portal. There are many others besides me that have fell victim to this through living at a Cortland community. I lived at Cortland 77 for over 5 years. When I first moved there it was called ********* and I loved living there. Cortland company bought it and that's when all the problems started. Residents were made to use RealPage portal to access their accounts and things were not adding up. I was constantly being accused of not paying on time and accrued fees and also paying said fees and still having them on my account. They took me to court claiming I owed them approx $3000 but on my credit and on RealPage it stated I owed $12,000!!! They have ruined me financially as well as my reputation. I called multiple times and was never able to speak to the manager. The assistant I spoke with could not explain why the difference in monies owed! Please contact me if this has happened to you.
