***** Infested Apartment and Gaslighting ManagementDo Not Move Here! I have lived here 3.5 years. The only pros are that the concierges are great and the views are decent. In addition to the ***** infestation, trash is left in the hallway, loud drilling often occurs without warning, theres one working elevator for 30 floors, and there have been massive floods and a fire.I started seeing a concerning amount of roaches 3 months ago and maintenance called an exterminator who came every 2-3 weeks. Since then, I have seen over 40 german roaches in my apartment in every stage of their lifecycle (adults, nymphs, egg sacs). This continued after I completely stopped cooking, using the kitchen, and having guests over in an effort to contain it.Last week the exterminator came (inexplicably after 4 weeks) and claimed the ***** infestation was getting better. I was happy but skeptical as I still saw two roaches in the bathroom the week before. After he left, I checked the kitchen trap and there were 3 moving adult roaches and an egg sac. After 3 months. In a clean kitchen I havent used.Given how this has destroyed my mental and social life with no end in sight, I asked management to let me out of my lease early solely due to the infestation. Management ignores that the exterminator didnt check the traps and refuses to let me out of my lease outside of paying a 1.5 month ($7k) termination fee. Management claims seeing 3 live roaches and an egg sac days ago is not indicative of this taking months to resolve. Im sorry, WHAT???I have not had a pest issue in 15 years of apartment living, and it is obvious the roaches are coming from inside the building (Id see 4-5 yearly in my first few years and this infestation happened as they are replacing the elevator behind my kitchen wall). I almost didnt move here because there were two prominent reviews mentioning huge ***** issues at the time. Really wish I listened.Review from caleigh A

Absolutely terrible. I lived at the ************ in ** for over a year - conditions were heinous. Had mold, asphalt falling from my ceiling and not a care in the world by management. Save your money - this is not a good company.Review from Megan G

RUN, DO NOT RENT FROM THE HUXLEY in ************, **. I submitted an application for an apartment, was approved, submitted my deposit and two days later, I was notified that the apartment was not available due to system error. However, another apartment was available for an additional $1,000 per month. The leasing consultant, **** and the Property Manager - *** were unwilling to accept the error on their part and offer the apartment for the original amount. This is a classic bait and switch. Do not rent from this company. They lack ethics. Shame on THE HUXLEY.Review from Tim B

I live in an Equity apartment and my lease is up in two months. They gave me a ridiculous quote with an increase and called me every single day harassing me for a week about it, I was buy that week so I went to the leasing office to speak to someone and was told they don't handle renewals in the leasing office. Anyway, this is how awful the team at Equity is. I didn't choose to renew my increased rent with them and the day after I was looking for somewhere else to move and noticed on the Equity website my unit was offered for the same move out date as my lease ends for $500 less than what I was offered as a renewal. Not only do they scam their tenants like that, not treating us with any human dignity, they also nickel and dime for water, hot water, common electricity charges etc... all of these expenses should be covered either in my actual rent or in my own electric utility bill. Plus parking is outrageous, it's the same price for commercial parking in the area, there should be a discount for tenants. All they want is your money and as much of it as they can grab.Review from Oscar A

I am a fairly new Tenant here, But I am already feeling the pinch of how far these people greed goes. A little perspective, I only moved in here because my two boys needed their own rooms, NOT because it's a great location, S**** the location! I would live in another county if I had to. SO far my rent has exceeded the 3k threshold OUTRAGEOUS! Now because my lease agreement is up, now suddenly they charge a Different rate for a Month to month Lease? Isn't that some sort of violation? especially since they Never and I mean NEVER produced a Lease note outlining the new rates and gave me a copy with my signature, what is even worse, they even charge for Hot water here. I know - right? I am trying to get out here, This place feels more like a prison than home. TO anyone that is looking to rent here, Don't bother, these misers are to scrooged about the bottom line. Mr. ***** never gives refunds, he instead justifies his charges in one form or another. My final question, How is a group like these people allowed to do these type of business practices? Why have they not been sued yet.? These people PREY on the little people, They eat you alive and spit you out.Review from Mo M

Ive never felt so blatantly robbed by a management company. I live in a pretty standard one bedroom apartment in a quieter neighborhood in ******. Im a good tenant. Im already overpaying for my 688sqft apt at $2,120. My renewal came in at $42 more. Plus, theyre adding more fees for Smart Rent. Equity Residential charges us RUBS fees that are outrageous; I end up paying over $70 a month just for trash. TRASH! Then they tack on billing fees each month, and they took away all trash chutes so we are forced into the valet trash for $30 a month. Meanwhile, half of the community doors dont work properly, keypads and call boxes are frequently going down, its never really clean anywhere, and the manager decided to fine anyone who leaves their garbage can out past 9am or before 8pm for valet. Im just waiting for them to start charging us for elevator usage. They are incredibly greedy and unethical. I absolutely hate how much theyve ruined my experience at my apartment because its otherwise a really great place and location, and it used to be managed by Greystar who were actually incredibly helpful and ethical. They never charged us outrageous fees or RUBS. IM DISGUSTED WITH THIS COMPANY, they really should not be in business.Review from Christian D

Unethical and borderline criminal! Lease Renewal Offers every year have exceed 10%. Most recent as of a week ago on 3/1 was 13% which FAR exceeds inflation and Cost of Living Adjustments. The lease renewal team sits at a corporate office and not on the premise and are completely dismissive of issues raised. We had a Carbon Monoxide detector go off after a compressor ran for 12 hours and when we raised it in our lease renewal process it was completely ignored and the ** of our location essentially told us it never happened. ************************ (**********, ** Specific):Theres a reason the rates are lower than other places around. Always maintenance issues that only get bandaid fixes. Older building that you can tell needs TLC. Going through lease renewals is a pain and goes through a corporate office that doesnt care about the issues you have here (leaks, compressors, etc.). Unethical approaches for the corporate leasing office that can't even easily transfer you to a management team.Love hearing your upstairs neighbor? Great! They installed hard surface throughout that has no insulation so unless you're on the top floor, you'll always know where your upstairs neighbor is in their apartment.The *************** and leasing teams themselves are really nice. But everything after you move is a total mess and there is no urgency by Equity or the ** to actually make this place better.Review from Lauren D

Equity as a company is horrible and the management team does not have good ethics or morals, especially when it comes to leasing and renewing your apartment. They try to be sly and sneaky in letting time pass without reaching out to you, don't factor in the living conditions of the complex and maintenance issues throughout the year, do not give appropriate timeframes for renewals, charge for things that are not provided to you in your agreement and won't allow communication with someone who is in higher management when you are trying to negotiate. You will be stuck with over 15% increase in costs EVERY YEAR, making it nearly impossible to afford. Good riddance to this POS place and good luck to all who decide to live here.Review from Cyrus A

Equity Residential engages in bad faith business practices, as was shown not only by my own experience, but also that of roughly a dozen neighbors. This company routinely offers renewal leases to established tenants with year-over-year increases in the ballpark of 20%.That is not a typo -- they lock tenants into an apartment, then attempt to increase base rent by twenty percent when renewal is due.When confronted about such offers, on-site representatives note that Equity Residential has centralized its renewal process to a single corporate team, leaving building management powerless to set renewal rates.Equity Residential does not operate any rent-controlled buildings in ***, as far as I can tell, so they are not bound by regulation to any ceiling on rent increases. Still, they show an utter disdain for their tenants through their shady business practices, and clearly attempt to extort their tenants by waiting until renewal to increase rents. They believe they have a captive market, relying on the inertia of moving to force tenants into accepting rent increases that are wholly divorced from reality.Twenty percent is not reasonable in any situation, no matter how much their corporate office claims otherwise.It's time local and state governments took a close look at Equity Residential's business practices related to lease renewals, so that tenants can sign leases without fear of being extorted once renewal comes due.Review from Karen W

Terrible management company. CEO gets $12m / year and the apartment services were drastically reduced during my tenancy 2000-2002. They took over a month to repair a ceiling leak in my living space which was dripping rainwater. They had the nerve to increase my rent more than 25% the next year. I moved out and the unit was ultimately rented at a lower rate than they had demanded from me. They illegally withheld a portion of my security deposit when it was broom clean. Why does the BBB give them an A+ rating????
