I hired Versacor Enterprises to erect a metal garage at my home that the owner said his builder could do. It was over 3 months to complete the build (just the metal building). From one week to the next I started to realize this company had never done this before and they didnt even have a builder. When I confronted the owner, on one occasion, he said it was like building an Erector Set, how hard could it be. He found two different guys that Knew how to do it. Both ended up leaving the job site and not coming back due to the way they were treated by the owner of Versacor. The owner of Versacor then stated to me I cant find any videos that show how to put this building together. Several times he said it was probably going to be more money due to things going wrong and tried to blame the cement contractors. Turned out there was nothing wrong. It was all part of building the garage that he or his team did not know about. When I gave final payment (50K), we were supposed to do a walk through for issues. That didnt happen. There were boxes of gaskets, boxes of sealer tape and cases of caulking that were not used. He said it was normal and the manufacturer always sends way too much. Didnt even look like any were used. Now the roof leaks, there is no caulking on the bottom of the building at foundation. The man door was not finished, and gaskets were not used. All remaining building supplies were left out in the rain, and most had to be thrown out due to water damage. He refuses to fix any issues.

    Versacor Enterprises Inc. Response

    07/22/2023

Thank you for the review. We take all reviews seriously and would like to respond.I hired a subcontractor specializing in erecting metal buildings who is also a welder at the beginning stages of accepting this job.I asked the customer for a deposit to hold a date to begin the job as the builder I hired was getting busy and taking other jobs. The customer chose to wait to give us a deposit. Indeed, Verscor Enterprises had never built a steel building before this job. However, I was hired to manage the project and not build it. When the customer inquired about hiring me, I was upfront with him that I had no experience with steel buildings. He couldnt find anyone else to do it. The original quote was for $57,000. He asked if I could do it for $50,000. I went back to the subcontractor, and he agreed on that price. The homeowner reported that **** (the manufacturer) said that the customer and his girlfriend could build it themselves in 2 weekends. The job was presented to me as easy. The original subcontractor I hired had secured other jobs and was unavailable to be onsite for this job regularly. I did all I could to get the subcontractor to this customers job but could not work with his timeline and availability to finish this project. Due to this, I had my own team keep the project going. I have an employee that is a builder and has built 30 homes per year as a contractor. He can read blueprints, and his construction experience could help us keep this project moving forward. In answer to the customers claim that nothing was wrong with the cement contractors for the foundation, I have proof that the foundation company paid me to fix the issues he caused by not placing the j-bolt anchors in at the correct intervals (every 20). They also poured the foundation at the garage entrance in the wrong spot. The homeowner hired and managed this part of the project before my company was hired for the building erection. The building was also manufactured incorrectly because the homeowner gave them incorrect specifications for the pitch of the building floor for drainage purposes, and girts were welded in the wrong spots. To fix this issue, we had to install custom headers so the garage doors would reach the bottom of the concrete floor. As for two contractors leaving the site, that is untrue. I found another contractor after the original subcontractor was unavailable. The new contractor was one guy with three employees building steel buildings weekly. He was willing to work on the weekends to help finish this project. He and his crew made good initial progress to finish the sides and the roof, but the weather and their real jobs slowed progress. My team jumped in to help finish. Neither subcontractor walked off the job site. The change work orders that the customer requested, defects in the steel, and fixing the issues with the foundation were discussed with him before doing any work. None of these items were on the original invoice as part of the price for the building.oAs noted above, the customer requested that I speak with the foundation company to help resolve the issues with placing the **bolt anchors. It cost me $2400 to fix this problem, and the foundation company only gave us $1200. oThe customer requested we cut the foundation at the man door so it was not a step-down. This cost me $445 in labor and materials.oAs noted above, the customer requested that we fix the garage door opening. In addition, we needed to cut and drill new purlins, grind, weld garage girt clips, and weld purlin clips. This cost me $3040.oThe customer requested that we fix a bent beam in the roof caused by the customer unloading the building himself. We did not charge him for this. The customer left the building out in the weather all winter and spring uncovered.oThe steel was ***** and dirty, and the customer wanted us to power wash for free. We gave him a price he agreed to and attempted to power wash, but there was a broken pipe. It cost me $208.65 to have someone go there, set up, and troubleshoot why there was no water.oThe customer asked us to cut and stack carting that could be burned. We carried all of this 100 ft. to his residence. We did not charge him.The boxes of gaskets, sealer tape, and caulking were used on the roof. The subcontractor said he used all the materials on the roof and that there were always tons of leftovers. According to the subcontractor, the building expands and contracts, which can cause small leaks and hardware to loosen. All steel buildings need to be maintained. The customer was told this. The subcontractor finished the man door. The lock wouldnt work, which is how it came from the manufacturer. Daily the job site was clean, and any materials outside were covered. At the end of the project, all materials were left inside the building. We went above and beyond for the customer. The customer had to take delivery of the insulation with nowhere to put it. I found a place to store it and did not charge him for the storage. It cost me over $1,000.The customer told me that we were doing a great job even after the building and punch list. The customer said he would not pay me for the change work orders, and I still went back and removed the items he didnt want to keep.We were very honest with him about any issues that would arise. We had excellent communication with the customer so that he would always know what was happening. We exchanged photos, and he gave me a punch list which I took care of. He did not want a walk-through.This 1-star review is because we are taking him to court due to the balance he owes on the change work orders.
