I rented an apartment (***** ****** ******** ******** ********* ** ********* ** *****) from Hendersen-Webb for over two years. During which time, I paid all rent and fees in full and violated no policies of the apartment complex. As part of the lease agreement, Hendersen-Webb collected a $250 security deposit. I turned over the apartment on 4/14/2024 in reasonably good condition, with minor wear and tear, apart from minor drywall damage in the bedroom. In a letter from Hendersen-Webb, dated 6/6/2024, I received a bill for $323.31. The letter included a charge of $358.73 for “Carpet Repair.” When I vacated the property, the carpet was in good condition with no damage. The carpet was not new when I moved in, and I lived in the apartment for over two years. Additionally, the letter includes a charge of $210 for “Drywall Repair.” The supporting documentation included with the letter shows a repair of $150 for a drywall patch in the bedroom. I acknowledge that this repair is due to me. Also, it details a repair of $60 in the bedroom closet. I did not damage the drywall in the bedroom closet. The bedroom closet drywall did not have any damage when I vacated the property. When I vacated the property, it was in reasonably good condition, with the exception of the minor drywall damage on one wall of the bedroom previously mentioned. So, I expected to receive a portion of my security deposit of $250 repaid to me. After attempting to resolve this issue with Hendersen-Webb, I reached out to the Howard County Consumer protection Office for assistance. After receiving a letter from the Howard County Consumer Protection Office, Hendersen-Webb is still insistent on collecting the erroneous charges from me, so I am reaching out to the Better Business Bureau for further assistance. I am seeking a return of at least a portion of my security deposit and the removal of any charges associated with my account.Initial Complaint

Apartment complex ( ****** *****) has failed to provide extermination service to my apartment *** ******** ***** **** ****** *** ****** On yesterday 7/9/24 the management company scheduled my apartment to be treated by an exterminator and after calling to confirm several times and waiting up until 5 pm no one showed up to provide service. This issue has happen once before in which i took off work removed all required items and service was never provided. I spoke with team member John and he was very rude and stated there was nothing he could do about it and stated i would have to wait until next week and when i asked for property management phone number to file a complaint he stated there wasn't a number only e-mail. This issue has gotten out of hand for my apartment started out with roch concerns and now mice i have a 3 year old son who lives i the unit with me and this is a huge health concern that needs immedate attention. Also when i called and reported the mice i saw running around my apartment i asked to have mainteance come and seal holes in the wal and as of date that has not been done and it's now been over a week.Initial Complaint

me and my fiance' were looking for an apartment to rent. We went into Five Corners- to talk to them about it. We saw a few, and decided that it was a good price. Since we did our applications, they needed something from us everyday. They told us we needed pet insurance, which we got and it's a policy for $10,000, they said we needed $5,000. Then it was we needed Rental Insurance, which we got. It came with a $1,000 for medical on it. I kept asking who the medical was for. They really couldn't answer that- first they said because of the dog, then said it was their policy to have medical raised to $5,000. I reminded them that they made us get Pet Insurance and that would cover the pet. So, I had to raise the Rental Insurance to $5,000 which cost us extra. Now, they made our security deposit for 1.198 which is our rent. I had several people their tell me it would be $500, since I have such a good credit score, They told me that they combined mine and my fiance;'s score and now we have to pay the 1,198. . Hendersen Webb is a bunch of liars, swindlers, and very unprofessional. They just make up numbers. We really didn't need the pet insurance, cause they made us put it on the renter insurance. We haven't even moved in yet- and they don't what they are doing. I'm having second thoughts about living there.Initial Complaint

We are emailing in regards to the unsafe living conditions within our apartment (**** **** ***** ***** *** *, **** ******* ** *****). On October 23rd, I sent a detailed maintenance request of things that are wrong within our apartment. I did not receive any communication in regards to the maintenance request, however I received an email asking for feedback on my maintenance visit when NOTHING was completed. We have multiple cameras inside of our apartment to watch maintenance come in and out and no one came to our apartment. My daughter has been in the hospital and in and out of the doctors office MULTIPLE times within the last 4 months due to her being sick because of these living conditions. We are in contact with the health department because we are concerned about our four year old daughter's health. We filed a complaint with the apartment information center at 4:23pm on November 13th, 2021. We were informed to send this email. We have also posted our concerns to maintenance and they say that our living conditions are unsafe. I can provide documentation of pictures for all of the problems within this apartment. Our health is important and this apartment needs to be corrected EFFECTIVE IMMEDIATELY. I will take the next necessary measures if problems are not resolved. We are in contact with the local housing department about the living conditions of our apartments. We are sending this email on November 13th, 201 at 4:50pm. We are expecting to be contacted no later than November 16th, 2021. We are expecting all of the problems in our apartment to be repaired no later than November 30th. We are also sending a written request that we be relocated to another Hendersen Webb location if these items can not be fixed.Initial Complaint

1. Roaches. 2. Hot water issues. I had to call maint over a dozen times because the hot water was out. Was told the hot water heater is new; however, their maintenance crew couldn't fix the issue. Henderson Webb would have to hire outside their existing maint contracts to dismantle and permanently fix the hot water heater. I have a prescription shampoo. My neighbors have toddlers and an infant. Another neighbor told me she was boiling her water on the stove to bathe with. Tried to email **************, which is listed on their site. No response. 3. The dead racoon issue. We had a rotting racoon corpse in our parking lot, which attracted dozens of vultures. Tried to report it, but I never got a response. We dealt with a rotting racoon corpse and vultures defaulting everywhere for two weeks. My neighbor ended up moving the corpse. This place is so gross. So. So gross. They are not being fair about the amount of time giving if you decide not to renew your lease. I sent off my confirmation To not renew my lease on April 15, 2024. Now they are telling me that since I did not respond by April 10, 2024 now I am Legally binding to pay them two more months of rent in order for me to move out on my regular time of 30 June 2024 as well as paying my regular May and June payment. I am going to be closing on my home on 17 May 2024 and there is no extra money for me to throw away to them just because they have evicted 17 families this week alone. The streets and parking lots have been filled with possessions and trash And that is Not so helpful saying that we have a roach and mice infestation and Tall Oaks Apartments Henderson Webb owned. I just want to be able to move out on my regular time of 30 June 2024 without having to do a buyout with them for two months of rent in order not to be prosecuted. When you call the office, everyone has a script that they go by And all they’ll say is oh well you should’ve read the lease well, I went online to read my new lease, which was not there, but they continue to tell me about number six on the lease where it says that they will automatically renew you and that your lease will extend from year to year. I have read the lease and it states that you have, at least three months to renew or not to renew, but now since I sent in my certified letter with signature card, which was approximately $10 that I sent in on 15 April 2024 and they will not honor that because they automatically renewed me on April 11, 2024. I have given them more than enough time and seeing that they are throwing people out, the people who do pay their rent like myself on time every month for the last two years now they want me to pay them because they are money hungry I’m trying to steal money from the people who actually do pay. I am asking for them to reconsider and allow me to move out on time June 30, 2024. I will be closing.Initial Complaint

Henderson Webb is attempting to evict me for a rodent infestation that I reported on 3 separate occasions beginning in 2021 through January 2024. They erroneously stated that I received letters stating their need to come back to inspect and further treat for mice. I received a letter on 3/16/2024 stating their intent to evict me because of 3 dates they claim to have tried to enter my apartment for the purpose of rodent extermination. I never received any letters, emails or phone calls or messages. I have been given until 3/28/2024 to vacate. There is not a court order in place. The apartment complex is infested with mice. The laundry room has 2 inoperable washers, one of which has been inoperable since 2021. Despite repeated requests to fix the machine, they have not responded. My apartment has a stove that is only partially operable which I have informed the company about. There is peeling paint and cracks in the walls. Despite reporting these issues and more issues, the company has not honored my lease agreement. I’m current in my rent payments. This company is known for fraudulently evicting residents in order to rent the apartments at higher rent prices. I now have to miss time from work to fight this fraudulent eviction. I don’t know what resolution can be offered from the BBB but I don’t know what other recourse to take at this point.Initial Complaint

Henderson Webb has made it completely impossible for me to pay off my debt with them to avoid an eviction! It is almost as if they are trying to evict. My eviction amount is 2600 dollars however they are telling me I have to bring my whole account current before they can take payment, I have since seeked out help from my resource (********* ****) to help get the full amount of 6124 dollars paid. I now have money orders for the full amount, and they are refusing to take my payment and advised me I have to wait until my eviction date of April 4th instead of letting me pay it in full today, this is absurd. I have also been denied of speaking with a supervisor and was told I can email them, but they have yet reached back out to me. I have two small kids that live with me and if evicted I have no place to go. They have to do better and not to mention, I have had several things broken in my apartment that they refuse to fix for whatever reasoning that is harmful to my newborn son.Initial Complaint

I have had issues with ongoing pests for about 2 years now. The mice specifically have increased and have torn up my carpet as well. When the exterminator is scheduled, I am always asked to pull everything out of my closets and a whole list of other requirements. Upon arrival of pest control, they only mainly treat the kitchen. The last time they were here, they told me unless there were holes in my closets, they couldn't treat them. But they have been back twice since and the mice are still here. They constantly Tell me that I'm unprepared but they never treat my closets. My problem is that I now have a newborn and it is very inconvenient to keep cleaning my closets out when they aren't being treated. I have to pull out a lot of baby things and totes that also have mice terds on them and unfortunately to make space, I have to store them on the bed. That is not safe for me and my newborn and it is once again a big inconvenience. I also asked for the manager, higher up, or CEO'S number to discuss with them this problem. I have never been late on my rent, and surely don't intent to cause problems. But the increase in pests is disgusting, and outrageous. I really need to talk to someone because these living conditions are terrible and I'm not pleased as a tenant.Initial Complaint

Hello management & office im sending a email because this is very urgent. I have had A leakage since last year. They came and painted over it last year and then the beginning of January it started leaking again and it has been leaking since the beginning of January 1st. I have many pictures and videos of my ceiling and paint chipping and I’m also seeing black spots so I don’t know if it’s becoming mold problem but I’m trying to get this situation fixed before more damage is done. I’ve been calling Residential Services for weeks and they always write it up and then they said they sent the roofing company out to fix it but for some reason the issue isn’t resolved because it’s still dripping till this day. I did let the company come inside and take pictures of the ceiling and look at the leak and they said they would get on top of the roof to fix it. I don’t know if the roofing company can’t find the hole or they just haven’t been doing it the proper way, but I’m reaching out because I really would like this issue to be resolved because the water is starting to drip on my carpet & wet my furniture in my apartment. So if you guys can get back to me with some type of resolution, I would really appreciate it because I have buckets and pans catching the water as of this moment.
