This company is extremely unprofessional. Their work was full of errors for the entire process, including superfluous fees that were removed. We recently closed on the sale of a house in ********* and confirmed with Baltimore city receipt of payment in the amount of $2,745.56 on 07/25/2025 (prior to closing). This corresponds to the payment made by Bank of America which is indicated on the attached bank statement. Therefore, we appropriately paid our required portion of the tax bill for the month of July 2024. The city was slow to update their website so the title company had us hold these taxes in escrow as if they were still unpaid. The title company had the responsibility to perform due diligence and verify the taxes still needed to be paid. Instead they paid them to the city the day after closing, paying the second half of the annual tax bill that the buyer would owe. We have reached out dozens of times to receive the $2k+ money back that is owed to us and was incorrectly used due to the company's error. We also reached out to see the escrow agreement and they said they do not have it. They do not pick up the phone or even call back when they say they will.AVOID AT ALL COSTS.
