Business is impossible to contact during the weekend and my rental apartment has toilet water coming up into my bathtub and onto my bathroom floor. Been 2 days and haven’t been able to contact. Unlivable environment. Doesn’t respond til after the weekend so I have to live with more and more feces in my apartment probably from other people. This isn’t the first time this has happened.Business response

We contracted Advanced Sewer and drain to take care of the backup issue since it was the entire building. They came out last Wednesday and none of our other tenants are having issues anymore. This is the FIRST we have heard of anyone having another issue. As you know we have a portal for maintenance issues and you can always call us during business hours and the after hours maintenance number when we are not in the office. Since we do not live there the only way for us to know this is still an issue is if you let us know !

The current issues that need fixing the house is the heat and air conditioner, my stove, my washer and dryer the heat and the sink and tub and thats everything that Im aware of thats not working. I pay **** per month on time. Also water is included that comes out monthly that is paid on time. Its usually $100 roughly. I would like them to fix all the issues within ************************** rent to own the home so I can fix everything myself.Business response

As you know we just had a new furnace installed, the day you put in your work order we submitted it to our outside contractor. Since the weather is bad all over lucas county they are backed up a bit. please rest ashured that your order is on their list and they will be out to you today (they day after your order was submitted)

I have filed for numerous services to be done in our house. They've all been closed so we can't get anything fixed in the house. Our shower is literally falling apart. Because it's one piece of plastic. That would go on like a shower for bedtime. It's for the wall. It's falling out so we can't even hang our. Um, shower curtain and the walls are literally falling down. So was then pretty weak. We're not gonna have a shower at all. I found for the wind coming in our house and some other ones and all they do is close them. Now they're trying to there's. ***** charged me $95 for parking in the street. For an authorized parking, how do you charge me to park in a public street? And now I'm just trying to charge me. Another ninety 54 not cleaning up dog p*** in the yard that I pay a hundred dollars to have a lady in the front clean yard They're just helped to get money and they did false advertising on the apartment. I moved in to discussing the *********** disgusting stinks, it's just you know, false advertisement because this is not department that it looked like in the pictures and they kept telling me financially straight. Now there was another guy getting it tomorrow and come to find out just apartment and sit in for 2 months. So they won't ever turn my calls. They wouldn't not do anything to a treasure of the situation. So I'm putting on my an escrow and I want these charges dropped.Business response

I hope this finds you healthy and well. Let me first start off by saying we have stopped responding to your calls and emails due to their threating nature, with any further contact please have your lawyer get in touch with ours.
Your shower was completed well over a month ago so I not sure why that was in the complaint.
I have been out to the property multipple timesafter speaking with you and the dog p*** was NOT cleaned up, that is why you were issed a fine and a lease violation.
Parking: before you signed your lease we let you know that the driveway was for the front house tenant ONLY (per her lease). We have photos and videos of your guests parking in the driveway and cussing out the front house tenant when they were asked to move their cars. We also have you on video stealing the front house sons bike in the middle of the night, when i spoke with you about it you said "i had no way to get anywhere" I have attached just some of the videos and photos i am speaking of.
If you would like we can also attach the police report from the front house neighbor about the bike and your threating texts messages, these are the reasons why we have filed for evictionInitial Complaint

I want this collection removed from my credit!. They are reporting false damages on my credit report and they are also claiming I owe them one month of rent when I paid every single month of rent. This company needs to be investigated. They emailed me stating rent for the money of Apr 2022 was received. They have a third party agency contacting me. I told them to send proof of these claims. And what they sent did not show proof I owe them anything.Business response

As you know we had to file eviction due to non-payment of rent. Your caseworker personally called me to let me know that you refused the rental assistance and due to that she was unable to help you futher.
we mailed you a breakdown of all damages and gave you 7 days to dispute them, it was returned to us since you did not leave a forwarding address with the post office. this was back in Aug of 2022 I am just now hearing from you.
I would be more than happy to further discuss these charges with you at your convinence, please let me know when you would like to make an appointment to come into the office!

I have lived at this property for almost 1 year and 1/2 and my first year I was without a stove. I asked them back in November 15, 2022 to move me to a safer and cleaner place because I am able to afford a better place. I was shown a few places that did not qualify or meet my safety and health requirements that they managed. I spoke with *** who is running operations for KIT MANAGEMENT and he said he would do all that he could to make this situation right moving forward. I paid full rent without a stove for 9 months of my first year living at my present address with them. They did not compensate me for not having a working stove for 9 months. My lease was up in November 2022 and I refused to sign a new lease that locked me into the apartment where I live. The are presently charging $100 a week / monthly added to my rent until they get a new lease. During the month of November 2022 I spoke with *** and he agreed to work with me until I found a place suitable to my needs as a 24 year old college graduate female. I am requesting partial rent back for the documented 9 months without a stove. I have tons of video of the maintenance workers coming in and out of my apartment saying that *** told them don't worry about my unit.Business response

It is with our deepest regret that this has happended, we sinerely apologize.
As you know we sent out our appliance vendor out to you with a new stove and instructions to remove the old one. Upon his first scheduled trip out to you his staff knocked on your door but nobody answered, I do understand you work 3rd shift so we paid for that service fee for the inconvinence of you not having a working stove. The second time he came out someone was there to let him in and he was able to exchange out the non-working stove. Upon further investigation after the new stove was not working we found it to be an electrical issue so we sent our electrical maintenance man out and he did get that issue resolved.
We would love to have you come into the office so we can further discuss this with you.

I applied for with Kit Management and was honest with them upfront and told them about my eviction that was over 3 years old they said that was okay the approved my application asked for a double deposit. We also viewed a few of their properties the lady who I was communicate and with kept pushing the issue for us to sign the lease before viewing the property witch is very unprofessional and I didn't like that so I asked to speak the owner (***) and the lady switched the whole situation and bring up the eviction (45 days later) trying to find a reason not to work with me all of a sudden which further lets me know that they don't know what they are doing as a company.Business response

Good afternoon, Im not sure who you spoke with from my office, but, you are approved with a double deposit and you application wil be good until the end of this month. your eviction was paid for in full so for us that does not matter at all.
We are a first come first serve company, meaning we do not hold units without a deposit on them however, we are more than happy to tour with everyone who has been approved!

The lady that I talked to is the lady that took over for ****** she is very rude and unprofessional she brought up the eviction and said I needed a co signer after I asked to speak to (*** the owner). I understand that y'all are are first come first serve company and I understand that I have to give a double deposit that wasn't the issue

Payed 3200 dollars at move in with this company Rented from them for two years with no default in rent whatsoever Recently moved out and they kept all of our deposit and charged me 670.63 For damages that were made up contacted them because I had proof from move in and proof from move out that all damages they were claiming I created were infact already there. So The office lady Lori dowell said she will review my proof and get back with me a week later I call and ask what’s going on and there was no solution they are the worst place to rent and will keep your deposit and falsely accuse you of damages and try making you pay out of pocket. There was no damage created by my family when we moved out I have all the pictures and work orders and they still won’t pay me my deposit unreal I have a feeling this happens a lot hence the fact I have read other reviews on kit Manegement sounds like an ongoing issue they should be sued big time how do they get away with this?Business response

The security deposit you paid upon move in was $1,750.00 the remaining $250.00 was a non-refundable pet deposit. There was never a $3,000+ security deposit, I have provided you with all of your transaction history in your final accounting statement.
As you know we are run by a corperation and cannot give you an answer until we get one as well, I apologize it took me 8 days to get back with you. I did send you the adjusted final accounting via email at your request.
We are however still less than 30 days since your move out and per Ohio law we do have 30 days to get all of your final acouunting completed.
I have reviewed your move in photos and forwarded them on to corporate, I have also provided you with another updated final accounting. I can not release funds provided by the City of Toledo Rental Assistance until I hear back from them.
I am more then willing to help you out with any charges you do not believe are fair, you just have to reach out to me with documentation/proof from your move in as we spoke about yesterday.

Kit Management has falsely accused me of doing nearly $4,000 worth of damage to their property. Kit has billed me for damages already done to their property before I moved in, and of taking property that didn’t belong to me. They can’t be missing appliances as none were provided. They offered; I declined as accepting would raise the already high rent. They are charging for furniture removal when I left none, and trash removal when we cleaned the home. The only space left untouched was the crawl space that we didn’t know existed until we had been in the house for several weeks. The basement was advertised as full, and a large shelf was blocking the door leading to the crawl space. When we opened it was full of filth, we promptly put in a service issue for this, it was never cleaned. The same goes of the garage. Outside the garage were bags of trash left by their own employee after fixing the garage roof. We requested several times that they remove them. When we first viewed the house, we were told the garage could be used they just needed to fix the door. When the door was fixed, we discovered more filth and damage, we were never able to use the garage. They claim gutter neglect when the gutters were not cleaned before we arrived. We have proof of this from our service issues & photos. As stated in my review I requested a walk through, why would I go through the trouble of doing so in writing if I had trashed the place? This bill should be wiped, and I should receive my deposit back as no damage was done by me to the home. There is also a pet fee charge that was already paid, and they are requesting we pay again. Every service issue was documented as was the current bill with false statements. My photos and screen captures exceed 5MB so I have attacked a PDF with links to the videos showing the house before we moved in & after moving out. I will happily provide pictures if videos don’t suffice.Business response

We have no issue looking into your case. We are happy to discuss the charges with you and review your move-in photos and compare them to the move out photos. Just simply respond back to the email we sent you with the breakdown to schedule the meeting. In a lot of cases of disputes we are able remove most if not all charges. You just simply need to communicate with us so we can get this rectified for you.

When I first moved in I did a walk around to take pictures/videos of any damages. I have an ESA that lives with me and at the beginning of this summer our A.C. went out, I emailed the maintenance but never got anything back. A week later we call and they finally just put our order for the A.C. in. 2 weeks go by before we hear anything. I sent a very long email about how upset I was with the company because it's taking so long to get our A.C. it was 80-90 degrees and I was worried sick about my dog. When we moved out and I had to give my forwarding address I was called the problem child because of my emails. Now I am getting charged 1,500 for damages we did not do. Some things I understand getting charged for but the damages we didn't put in shouldn't be on us. At this point the charges feel more personal than anything. This place is the biggest scam and I will never go through them again. I can't upload the videos but I have some pictures I can add.Business response

Regarding your A/C, your order for a brand new A/C was put in the same day you submitted your maintenance request. As we told you in the email, A/Cs that size were unfortunately on back order everywhere we tried to order them from. It was still ordered and installed AS SOON as it was delivered to our office. I personally spoke with you when you returned your keys and provided your forwarding address. We had a very pleasant conversation at which you apologized and called yourself a problem child, and I explained absolutely not. That we understood your frustration, that is why I pulled one of the maintenance men from a job to come install your A/C as soon as it was delivered to us. You all had to reschedule the install which was no issue, we worked with you and your boyfriend and the problem was rectified.
Regarding your Final Move out charges, you have every right to schedule a meeting with us to review your charges and go over your final move out photos/damages. All of which was reiterated to you. We have no issue working with you and discussing any charges you are disputing. You can contact us at anytime via email or phone to schedule that meeting with our property manager.
Please let us know how to you would like to proceed as we have loved working with you and found you to be one our sweetest tenants.
