CubeSmart managers conspired to retaliate against me by forging my signature onto a Lock Cut Release Form dated July 22, 2023 , then using that same forged document to justify cutting my lock off my storage unit, resulting in 99% of my deceased mother's property turning up missing. The retaliation stemmed from me cutting off my business ties with CubeSmart because **** had improperly double-charged me $ 472.77 on January 27, 2023 for my first month's rent , and had improperly used my name and CubeSmart customer account on March 3, 2023 to conduct a fraudulent $ 210.91 **** credit card******** transaction that was improperly used to pay my April's storage rent. *******, in front of my witness ***** ******* ( ***** ) admitted cutting off my lock without me being present and lied to us by telling us he obtained my signature on the lock cut document by way of email on July 22, 2023. When ***** and I arrived at my storage unit to take my mother's furniture and clothing to *****'s parents thrift store, we saw my padlock lying on the ground in front of my storage unit cut up into pieces. When I initially rented my storage unit from **** on January 27, 2023 and in accordance with the terms of my Rental Agreement Lease I paid **** $ 12.00 each month for ********* Protection Plan Coverage to insure my mother's property for $ 2,000.00 ( even though her property was worth a whole lot more ) in the event of loss, damage, theft or burglary. On June 6, 2024 ***** ******** Insurance Company Sr. Claims Representative **** ****** maliciously denied my claim to be compensated for my loss and damages whose reasons were based on bogus claims that there is no evidence of force entry, despite me emailing to him and *** ***** ** *****, Esq., a legal counsel within CubeSmart's Corporate Office based in Malvern PA on June 10, 2024 my notarized sworn certification, photos of my cut up lock and what little was left inside my storage unit, along with a signed statement from *****.

      ******************,

****************** was denied reimbursement for his cube contents due to it not being covered under his smart protection plan. He has been informed that I nor anyone else at CubeSmart can give him legal guidance or inform him of the exceptions to the smart protection plan for his items. He was notified he needed to find his own counsel to understand what he acknowledged and signed regarding his contents.

We additionally outlined the waivers he signed in his lease agreement with CubeSmart, holding CubeSmart non-liable for his items.

In the light of the above, however, the extensiveness of **. ******** grievances have been unfounded and not provided with any clarity.

I signed a lease for a storage unit with insurance from May to end of August. I paid in total 507 dollars i believe. They provided me with a 5x8x8 feet storage unit for that time frame. I have filed a complaint but the company told me the insurance i have been paying doesn’t cover rodents, but i wasnt informed of this when i purchased the insurance. They have told me there is nothing to do. I used a different location of cubesmart before and never had an experience like this where my belongings were covered in rat feces and pee completely. This is not only unsanitary, but also damaging. My account number is **********.

I have a storage unit in your ****** Georgia location. I have a military rider on file and I have had it on file since I bought the unit. I have only gone past due once before, and I have had an issue with management, not paying attention to the military writer once before, and sending threats. I am protected by the **** and with that being said placing a $110 administrative lien on my account is illegal. Selling my storage or putting it up for auction is illegal. Management needs to pay attention to their renters and their renters files and who is or is not military. They also need to do a better job at returning calls and not ignoring emails that are informing them on their negligent behavior. I expect this issue to be corrected and I expect to not have any other issues moving forward, late or not!

On Aug 1st I was helping someone load things into their storage unit. We needed to borrow their equipment to load the items in the storage unit. In exchange for their equipment, I was asked for my ID card. I gave my ID/drivers license to an employee at the front desk. I was told I would receive my ID back once their equipment was returned. When I finished and returned the equipment, I went back for my drivers license and it wasn’t there. One of the employees gave my driver’s license to another customer. At first the customer refused to give back the ID. I had to continuously harass the customer for my ID. Eventually he dropped it off at Cubesmart. I was without my drivers license for two days. I missed my flight for the next day because I had no identification. With zero reimbursement for the inconvenience. Plus someone was walking around with my personal information for two days. CubeSmart made limited efforts in retrieving the ID. And the employee who gave away my ID stated it was “his bad”.

When I 1st obtained the unit & processed the paperwork, i explained to the female in the office that the reason i was moving in was due to Extra space(she claimed to have worked there)storage going up on their rates. I inquired as to how often they went up on theirs. She said "we havent had a rent increase in a while. That they dont go up that often like the others. I was h a p p y ! Thinking I was going to be here in peace. This month I get the bill $168 and think that they added the late fees to me acct as Im late. When I check, I get a text that they sent a notice to me email(havent seen it) that they were going up in rent. Not $10, $15 or $20 but $30!!! Im having a hard enough time trying to keep up with the payment due to shortage of work and now an increase after being here 5 months maybe? The receipt is not the current one as I paid two late fees last month to catch up for the late months of Jul & Aug '23. Just need the price as it is $138 as with the late fees $20 a pop, they get what they want anyway.

Account #********** My husband and I were at the CubeSmart facility in Strongsville on 8/13/23 and we noticed a strong damp/musty smell as soon as we entered the building. When we opened the door to our unit (****), we saw GREEN MOLD growing on all the clothes that were hanging on the wardrobe racks (pictures attached). All of the cardboard boxes in the unit were damp and falling apart. The mold was NOT there when we visited the storage unit a few weeks ago - or any of the other times we stopped by in the past two years. The facility is supposed to be temperature/climate controlled, so this is totally unacceptable! We pay almost $500 per month plus an extra $27 for insurance. We contacted the local manager and the corporate office. It took over a week to get a call back and after filing a claim with the insurance company listed on our contract, we were told (a week later) that they weren't associated with CubeSmart anymore. We filed another claim and received a denial right away. The contents of our unit are extremely valuable and can't be replaced. We would like the $5000 of insurance coverage we have been paying extra money for each month. It won't bring back the items that have been damaged, but it will help with the cost of finding a new storage unit for what is left.

The furniture was placed in storage on June 21st with one month free rent. My son and his friend moved the furniture in. My son friend only placed his name on the storage agreement. On the 26th of June I found a apartment and tried to get the furniture out but my son friend was not with us so we could not get it out. I went back August 1st and they said get the paperwork notarized and then we will release your furniture. My son friend was hiding from the police so I payed for a notary to come to his brother house. I took the notarized letter back and the storage manager took my bank card and said she was going to check what kind of lock was on it but I still was going to have to pay for July rent I said fine. She came back called her manager told her we had a notarized letter. The manager told her she had checked the jail and my son friend was not there and not to give us the furniture. My son started asking why we had to go through all the time and money if they were not going to give us the furniture and the clerk told him to leave or she would call the police. I told him to go outside. She called her manager again and gave me the phone and the manager told me to come back in October to attend the auction of my furniture but that my son was banned from cube storage. Today August 23rd I called the storage and she told me because my son had called and curse her I had also been banned. I asked her why I had not curse or talked to her or anyone at cube storage ever. She said because of my son and for me not to call her or anyone at cube storage again and I could not attend the auction of my furniture, but I could call her manager. She gave me her manager phone number and hung up.
