    ATTORNEY GENERAL REACHES SETTLEMENT WITH LANDLORD FOR OVERBILLING
    The following describes a government action that has been resolved by either a settlement or a decision by a court or administrative agency. If the matter is being appealed, it will be noted below. 

    On August 22, 2024 Attorney General Michelle Henry announced a $50,000 settlement with Butler County-based landlord A.R. Building Company, Inc  The plea settles the Attorney General's November 2023 lawsuit thaalleged that A.R. Building arbitrarily inflated the repair costs the company billed to tenants for alleged damage to apartments. The lawsuit further alleged the landlord used leases with unfair and unenforceable terms and engaged in unfair debt collection practices.

    According to the settlement, A.R. Building has agreed to change its prior practices and pay $35,000 in consumer restitution, $10,000 in costs, and $5,000 in civil penalties.  Eligible consumers may file a complaint online within 60 days establishing that they paid for damages in excess of actual costs incurred by A.R. Building, during the last four years with the Office of Attorney General at https://www.attorneygeneral.gov, call 717-787-9707, or email at consumers@attorneygeneral.gov.

    The settlement should not be considered as an admission of guilt or finding of violation of the law, please see press release for more details.

      A.R. is doing the same thing they did in ************ where they lost their case with the Attorney General.I plan on finding the group of people who are being overcharged, illegally charged with no pricing tables in the lease, hidden fees not advised of and many more irregularities that A.R. does as a shady *************************** this article and lets sue these guys for harassment, price gouging and discrimination.************************************************************************************** This from the PA Attorney General Sight:HARRISBURG Attorney General ******** ***** announced her office filed a lawsuit against A.R. Building Company, **** over the Butler County-based landlords alleged unlawful leasing and debt collection practices. A.R. Building owns 20 apartment complexes in *************The lawsuit alleges that A.R. Building inflated certain security deposit charges by 50 percent, in violation of the Landlord and Tenant Act. Under the law, security deposit charges are limited to the actual amount of damages to the rental unit. The suit further alleges that, after consumers moved out, A.R. Building sent collection letters to consumers illegally threatening to take action if the consumer did not submit payment within 15 days.The three-count complaint alleges the following violations of the Consumer Protection Law:Overcharging consumers for security deposit charges;Utilizing a lease form that misrepresents to consumers that the Defendant is authorized to take certain actions that are declared unlawful under the Pennsylvania Landlord and Tenant Act; and Engaging in unfair and deceptive debt collection practices by illegally threatening consumers to take certain actions and collecting security deposit charges not permitted by law.The lawsuit was filed in the Allegheny County Court of Common Pleas by Senior Deputy Attorney General *** L. ******** of the **************************.
