I currently bank of ANBTX, over the last two years, I obtained a land loan and paid 40k cash making the loan 40k less than the actual loan. Earlier this year, I contacted the bank, spoke to a representative in the loan ***** told her my current situation, the home I had, and other built assets, and appraised the value and asked if I could take another 2nd loan on the land for paying off debt. I was told yes, especially if it was appraised with the value. After submitting all the paperwork, I waited a couple of weeks and never heard back. I called and spoke to the representative and she told me over the phone I was denied.I asked why, and she debt to ratio. Note 1: The loan was to take care of all of the debt pay off entirely, leaving me with only two loans and within our monthly income. Note 2: Prior to applying all was discussed about our tiny home, and other improvements on the appraisal district and the lands worth and value.She said she could do. I was not given their criteria, requirements, or any other exclusions that would lead me to believe my loan would not be approved.I asked to speak to her manager, after our conversation, she understood completely, and actually sent me in two different options once approved making my loan around $632.00 a month once approved and all debt paid. It actually started to feel like it was going to change. But, what I can't understand is why she called me to pull credit, if I was denied.I got a call from her later that day telling me that she can't approve - Why, I asked. She said, you're out of our area for loans. What? I have a loan with you, paid 50k down on the loan, paid on time, have good credit, and the income needed. She couldn't help. So, I reached out to the President. The *** called me back and after discussing my issue with him, he tells me they can't do it because the house is not more than 600 sqft. What is going on? How is it that I have three different reasons, and didn't get the denials until after?

The bank has been in contact with the customer in response to her stated concern.
