    Terrible management of HOA. In accessible, unprofessional and not proactive at all. I live in a community of 300+ built into the side of a mountain decades ago for which they are paid ridiculous amounts to manage. Of 3 predicted snows, only 1 did they do anything to the roads for residents to get in and out. Residents couldn’t get out for work even at 11 am for one nor back in from work at 5:30 pm because they didn’t address the issues effectively and were not monitoring. Unprofessional and rude and blame/mock residents who go to work for not having 4 wheel drive!! Why??? Because they sit at home and listen to the forecast rather than preparing and monitoring for reality.

    In response to Linette ***** complaint, we pride ourselves in being very professional and efficient in all aspects of community management. We have managed the property she lives at for 18+ years and the monthly dues she pays to her association covers $2.19 a month to be used toward snow removal, in review of this HOA's budget. Based on Ms. ***** comments I suspect she is not familiar with how her HOA handles snow removal. The snow contract is an agreement between the HOA and the snow contractor, not management and the snow contractor. If she were familiar with the procedure, she would realize that we (Gibson & Associates) do not control when snow is removed from this property. This HOA has a Board of Directors who’s responsible for selecting a contractor for snow removal services in addition to when removal or pre-treatment is completed then we draft a contract that is signed by the contractor & the Board. Once a contract is in place the contractor is responsible for following the terms they agreed to within the contract. If we receive a call that service is needed at a particular location, we always notify the contractor immediately but their schedule dictates when they arrive, we have no control over that. They do not have onsite snow contractors that are there 24-7 or onsite management for this community. Hopefully this response will provide the clarification Ms. *** needs, so she has a better understanding of how snow removal services work within her HOA. Our office hours are Monday – Thursday from 9:00 am - 5:00 pm, employees are in the office during those hours. After hours emergency calls are responded to within 30 minutes or less. Her email complaint came in at 6:09 pm on Friday 1/28/22 on this last less than an inch snowstorm prediction. She did not call the after hours emergency phone number, but we do monitor emails especially when inclement weather is being called for. Despite her tone and undermining statements in her email, I went ahead and informed one of the board members of the complaint and I informed the contractor of the complaint. He arrived on site within 10 minutes of the email and reported back that there was not much on the road. He did however scrape the top of the hillside and put more chemicals down. The board I had shared the complaint with informed me he had dispatched the snow contractor out to pre-treat and that took place at 2pm that day. The board member also sent me a video of their webcam from their unit and said there was nothing on the roads when the initial complaint came in. Once the snow contractor informed me of the above. I then followed up with the owner to let her know it has been taken care of. The owner proceeded to inform us it was not her job to fill out forms (email) or make complaints in order to get things done and proceeded to tell us in a not so positive manner what she thought our role and responsibilities were or should be. Her reactions were uncalled for. I also informed her the snow contract requires two inches of snow before the contractor even shows up to plow the streets unless we receive complaints. And based on this filed complaint she doesn't think that is her responsibility. We will pass this BBB complaint to the board; in case they need to do more in making sure owners such as Ms. *** understand everyone's role in managing and overseeing this community.
