My grandson recently went online to Evolve on Main to seek information about leasing a unit for the following school year. It required a $50 application fee, which he paid online.He received a confirmation that his application fee was received on Jan 23, 2023, at 7:46 pm.At 7:47 pm he received another email asking him to log in and follow the instructions to "review & sign" which he did. He thought he was reviewing the terms of the lease agreement. NOT signing an actual lease!At 7:47 pm I also received an email stating that my grandson listed me as a guarantor on this application. They needed me to provide them with information in order to finalize his application. I received more emails, including this one On 1- 24, 2023, at 4:56 pm email entitled Approval Requirements. I have detailed below the next steps that need to be done in order for ____ to be approved for move-in.First, the guarantor application needs to be completed, along with the $150 redecoration fee payment within 7 days of signing the lease document.At no time did I give them any information to be a guarantor.My grandson called within the 7-day period to let them know he would not have a guarantor and that we wanted to rescind his application as he was an unemployed student who would not have the ability to pay rent.It was then that they told him that he had already signed a lease with them & that if he wanted to get out of it they would charge him a relet fee of $350.00.How can it even be legal to send out a Lease Agreement to be signed within one minute of receiving his application fee? Without ever viewing the property in person, without providing the information they required in order to be "approved for move-in"? How can you sign a lease online BEFORE you are even approved for move-in?How can this even be legal? This seems to be a rather predatory practice of having unsuspecting college students sign a lease only a minute after applying for housing. BEWARE, EVERYONE!
